About this opportunity
The U.S. Army Corps of Engineers Engineering District in Kansas City is seeking to lease approximately 1,580 square feet of nonresidential office space to replace an expiring lease in Kansas City, Missouri. The government will evaluate potential spaces based on technical factors and price, with approximately equal importance given to location, neighborhood accessibility, building appearance, parking, and floor plan efficiency. Key requirements include 24-hour unrestricted access, communications infrastructure capability, direct secondary exterior exit access, and parking for government and privately owned vehicles. Interested lessors must submit proposals by March 8, 2025, to Realty Specialist Rick Randle via email or phone, and must be registered in the System for Award Management (SAM). The lease term will be up to five years, with the government maintaining a 90-day cancellation right.
No specific set-aside designations are indicated for this opportunity, and the pre-solicitation does not reference any incumbent contractors. The government will conduct environmental and historic preservation reviews before finalizing the lease, and potential offerors must provide evidence of property ownership and control. Lessors must comply with detailed construction specifications outlined in the accompanying documents, including standards for mechanical, electrical, plumbing, and communications infrastructure. The lease will be fully serviced, encompassing all operating costs, real estate taxes, and related insurance. Proposals will be evaluated holistically, considering both the physical characteristics of the space and the financial terms, with the goal of finding an economically advantageous solution that meets the government's specific operational requirements.
Notice text
The US Government currently occupies office and related space in a building under lease in Kansas City, MO that will be expiring. The Government is considering alternate space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The amount of square footage needed is approximately 1,580 square feet. Information should be sent to Realty Specialist Rick Randle, at Ricky.Randle@usace.army.mil, 816-389-3933.
