About this opportunity
The General Services Administration (GSA) is seeking to lease office space in Sioux Falls, South Dakota, through its Public Buildings Service. The agency requires between 4,939 and 5,244 rentable square feet (ABOA) of office space within a delineated area bounded by Interstate 90 to the north, Interstate 29 to the west, and Interstate 229 to the south and east. The space must meet Government standards for fire safety, accessibility, seismic resilience, and sustainability, avoid the 100-year flood plain, and be provided as a fully serviced lease. Key requirements include 18 parking spaces (12 surface and 6 structured), with numerous elimination criteria designed to exclude properties located on or below the first floor in multistory buildings, within shopping centers, near sensitive facilities, in high-crime areas, or lacking secured parking. Expressions of interest must be submitted by March 24, 2026, and respondents should contact GSA Broker Dana McNeil at dana.mcneil@gsa.gov or (503) 383-1783, with an estimated occupancy date of November 9, 2027.
No set-asides have been designated for this procurement. The lease structure includes a 10-year firm term with an additional 5-year option for a total lease term of 15 years. Responses must include the building address and location, rentable square footage, ownership information, and evidence of compliance with all specified elimination criteria and site requirements. Only building owners or their exclusive representatives may respond to this solicitation. While no specific award value or budget range is disclosed in the pre-solicitation notice, the contract represents a substantial long-term lease commitment reflecting the Government's need for office space in the Sioux Falls market. All respondents must comply with telecommunications prohibitions under Section 889 of the FY19 National Defense Authorization Act.

The U.S. Government currently occupies office and related space in a building under a lease in Sioux Falls, SD that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
