About this opportunity
The General Services Administration (GSA) Public Buildings Service Region 9 is seeking to lease office space in Glendale, Arizona for its current federal occupancy needs. The agency requires between 16,632 and 17,000 rentable square feet of office space within a specific delineated area bounded by W. Northern Avenue, Highway 101, Interstate 10 Freeway, and Highway 303. The lease will be a fully serviced agreement with a comprehensive 20-year term, including a firm 15-year period and a 2-year option. Potential lessors must ensure the offered space meets stringent government requirements for fire safety, accessibility, seismic standards, sustainability, and flood regulations. Interested parties are required to submit their expressions of interest, including current market rental rates, by January 31, 2025, with an estimated occupancy date of November 16, 2026.
The pre-solicitation notice indicates no specific set-aside designations for this procurement, meaning it is open to all qualified commercial real estate providers. The solicitation requires 41 total parking spaces, all of which will be surface and reserved for government use. While specific award value ranges are not explicitly stated, the long-term nature of the lease (20 years) suggests a significant financial commitment. The GSA is conducting market research to determine whether alternative space would be economically advantageous compared to their current leased location, which is set to expire. Potential lessors are advised to carefully review telecommunications prohibitions outlined in Section 889 of the FY19 National Defense Authorization Act and ensure compliance with Federal Acquisition Regulation standards.

The U.S. Government currently occupies office and related space in a building under a lease in Gendale, AZ, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
Please submit the building you represent with current market rental rates for that building. Your expression of interest will be used for market research purposes.
