About this opportunity
The General Services Administration (GSA) Public Buildings Service Central Office is seeking to lease office space in Charlotte, North Carolina, specifically within a defined geographic area bounded by West Boulevard, West Tyvola Road, East Tyron Street, and Steele Creek Road. The agency requires an office building with 34,557 square feet of rentable area that will accommodate their operational needs, with specific requirements including sole building occupancy, secured fenced parking for 20 vehicles, and 24/7 accessibility. Key contract specifications mandate that the offered space must meet government standards for fire safety, accessibility, seismic resilience, and sustainability, and cannot be located in a 100-year flood plain. Expressions of interest were due by February 11, 2022, with an estimated market survey scheduled for February 23, 2022, and projected occupancy date of September 1, 2023. The procurement process will evaluate potential spaces based on economic advantage, considering relocation costs, tenant improvements, and infrastructure replication.
The pre-solicitation notice indicates no specific set-aside designations for this lease opportunity. The lease term is structured for 15 years total, with a firm term of 10 years, and additional requirements include vehicle bollards at the main entrance and a sally port or drive-in entrance. The GSA is currently replacing an expiring lease in Charlotte and will carefully assess alternative spaces that can meet their precise operational requirements. Potential lessors must also comply with telecommunications prohibitions outlined in Section 889 of the FY19 National Defense Authorization Act. The procurement will be categorized under NAICS code 531120 for Lessors of Nonresidential Buildings and PSC code X1AA for Lease/Rental of Office Buildings. Interested parties should contact Ami Rouse, the Broker Contractor from Carpenter/Robbins Commercial Real Estate, Inc., for further details about the solicitation.
