About this opportunity
The General Services Administration (GSA) Public Buildings Service Region 6 is seeking to lease approximately 7,020 square feet of office, warehouse, and other space in Albuquerque, New Mexico for a specialized government facility. The lease will support a helicopter and airplane base of operations, requiring the space to be located inside a secured airport perimeter and include an aircraft hangar, pilot facilities, employee office space, and storage for firefighting gear. The government currently occupies a similar space and is looking to replace an expiring lease, with a full lease term of 20 years and a firm term of 10 years. Expressions of interest are due by October 30, 2024, with an estimated occupancy date of October 1, 2026. The lease contracting officer, Mary Haralson, will oversee the procurement process and can be contacted at mary.haralson@gsa.gov for further information.
The solicitation is not set aside for any specific business category, making it open to all qualified offerors. The space requires 15 surface parking spaces and must meet government standards for fire safety, accessibility, seismic performance, and sustainability. Potential offerors must comply with telecommunications prohibitions outlined in Section 889 of the FY19 National Defense Authorization Act. The government will evaluate alternatives based on economic advantages, considering factors such as relocation costs, tenant improvements, and infrastructure replication. While specific award value is not disclosed, the lease will include a tenant improvement allowance of $32.90 per square foot and requires an Energy Star label. The space must not be located in a 100-year flood plain, and the government will thoroughly assess proposals to ensure they meet all technical and operational requirements.
