The solicitation requires 8,065 to 9,275 rentable square feet of modern office space within a specific geographic boundary, including 36 surface parking spaces. Key contract requirements include meeting government standards for fire safety, accessibility, seismic performance, and sustainability, with the space prohibited from being located in a flood-prone area. The lease will be awarded based on the lowest-priced technically acceptable offer, with proposals due by May 9, 2025, and an estimated market survey planned for January 15, 2025. Potential lessors must submit detailed documentation including financial commitments, zoning compliance, ownership evidence, and energy efficiency certifications.
The pre-solicitation notice indicates no specific set-aside designations for this opportunity. The government currently occupies office space in Iowa, Louisiana, under an expiring lease and is considering alternative accommodations that are economically advantageous. The lease will have a full term of 180 months with a firm term of 120 months, and an estimated occupancy date of May 26, 2026. A tenant improvement allowance of $56.20 per ABOA square foot is provided, and lessors must comply with telecommunications prohibitions outlined in the FY19 National Defense Authorization Act. The solicitation emphasizes a fully serviced lease with comprehensive evaluation criteria, including present value price calculations and potential preferences for historic properties or energy-efficient buildings.
