About this opportunity

The General Services Administration (GSA) Public Buildings Service is seeking to lease office space in Fort Myers, Florida, to house a federal law enforcement office. The agency requires 8,806 rentable square feet (ABOA) of office space located on the 2nd story or higher within a delineated area bounded by Colonial Boulevard, McGregor Boulevard, State Road 82, Daniels Parkway, Interstate 75, Alico Road, South Tamiami Trail, and Gladiolus Drive. The space must be in a modern, high-quality building constructed of permanent materials such as stone, marble, brick, stainless steel, or aluminum, with efficient office layout, maximum flexibility for systems furniture placement, and minimal structural obstructions. Security requirements are critical to the procurement, as the space will house employees authorized to carry weapons and potentially detain individuals; therefore, the facility must meet Security Standard Level III, provide 24/7 accessibility, and include a secure method for detainee transport. Expressions of Interest are due by December 12, 2025, and interested parties must submit detailed information regarding property ownership, building specifications, floor plans, site plans, parking availability, and compliance with all requirements.

This pre-solicitation notice does not utilize any set-aside designations. The lease will require 16 reserved, secured, and gated parking spaces and will operate under a 15-year full term with a 10-year firm commitment period, with anticipated occupancy targeted for October 2027. No incumbent contractor is identified in this pre-solicitation notice. The solicitation contains specific co-location prohibitions, excluding properties adjacent to probation services, drug rehabilitation programs, social agencies, or any firms with ties to criminal elements, which significantly impacts site selection criteria. No specific contract award value is disclosed in the pre-solicitation notice; pricing and award information will be determined during the formal solicitation process following the market survey phase, which is estimated to occur at a date to be determined.
