About this opportunity

The General Services Administration (GSA) Public Buildings Service is seeking to lease office or flex space in Northern Virginia through solicitation number 0VA2559. The agency requires between 11,158 and 11,437 square feet of office space within a specifically delineated area bounded by various Virginia routes, with a requirement for 53 secured surface parking spaces. Potential properties must meet stringent qualifications, including prohibitions on locations near residential areas, in high-crime zones, or housing sensitive facilities like daycare centers or medical clinics. Expressions of Interest are due by May 28, 2025, with a market survey estimated for June 2025 and projected occupancy in late 2027. The evaluation will focus on properties that meet comprehensive documentation requirements, including ownership details, site plans, floor plans, transportation proximity, and amenity accessibility.

The solicitation is not designated for any specific set-aside category, making it open to broad competition among commercial property owners and developers. The lease term is structured for 15 years, with a firm commitment of 10 years, indicating a significant long-term investment for the selected property. While no specific incumbent or current contractor is mentioned, the solicitation requires a fully serviced lease and compliance with government standards for fire safety, accessibility, seismic requirements, and sustainability. The property must also adhere to telecommunications prohibitions outlined in the FY19 National Defense Authorization Act. Interested parties must submit extensive documentation, including property authorization letters, site plans, floor layouts, parking details, and evidence of ownership or development rights.
