About this opportunity

The procurement involves leasing office and related space ranging from 14,140 to 15,623 square feet (ABOA) with associated parking requirements of 40-42 spaces, including 6-8 secured spaces. Key requirements include locating buildings in low-threat areas with unrestricted egress during emergencies, meeting government security standards for ground floor spaces, providing contiguous space on one or more floors, and ensuring access to freight elevators and loading docks. Properties must comply with federal standards for fire safety, accessibility, seismic requirements, and sustainability while avoiding flood plains and proximity to foreign government offices. The lease terms specify a 15-year full term with a 10-year firm commitment and no option periods. The delineated areas encompass portions of downtown Louisville extending eastward through neighborhoods like St. Matthews, Lyndon, and Middletown, bounded by the Ohio River, I-265, Taylorsville Road, and either 9th Street or S-264 depending on the specific area. Interested parties must submit expressions of interest to GSA Broker Contractor Raquel Howard, with Lease Contracting Officer oversight provided by either Shontise Mangham or Robert E. Jones, Jr.
