Technical Specifications for Everglades Airpark Hangar Repairs
This document is a comprehensive technical specification manual prepared by AtkinsRealis for the Collier County Airport Authority detailing repair and restoration work required at Everglades Airpark (FAA LID: X01) in Naples, Florida, following Hurricane Ian damage. The specifications address selective demolition, repair, and replacement of aircraft hangar facilities including bifold hangar doors, roll-up doors, building cladding systems, interior demising partitions, electrical systems, and miscellaneous metal debris removal. The project requires compliance with the Florida Building Code (2023 Edition), Florida Fire Prevention Code, National Electric Code, NFPA 101 Life Safety Code, and Miami-Dade Notice of Acceptance requirements for exterior work. Work is limited to 8:00 a.m. to 5:00 p.m. Monday through Friday, with optional extended hours from 6:00 a.m. to 8:00 a.m. and 5:00 p.m. to 8:00 p.m. pending Owner approval. The specifications establish detailed requirements for photographic documentation (minimum 20 preconstruction photographs, 25 periodic photographs, and 10 final completion photographs per elevation), preconstruction conferences, coordination meetings, protection of existing conditions, fire prevention procedures, and quality control with a Contractor's Quality Control Plan required prior to work commencement.
The specifications mandate comprehensive site access restrictions with permitted contractor laydown areas maintaining 10-foot clearances from apron paving, buildings, fencing, and grass-parked aircraft, and 30-foot clearance from taxiway edges. Interior work includes removal and replacement of gypsum wall board and metal cladding systems up to 8 feet above floor in demising partitions, installation of new fire-stopping and insulation, and completion of exterior building surface cleaning using soft-bristle brushes and pressure washing at lowest settings with phosphate-free detergents. All exterior work requires Miami-Dade Notice of Acceptance certification for cladding systems, doors, windows, and louvers. The specifications incorporate detailed technical standards from ASTM, NFPA, UL, and FM Global for firestopping assemblies, joint sealants, gypsum board assemblies, metal building systems, and exterior painting, with specific product manufacturer lists and performance requirements specified throughout multiple divisions. Work must maintain Owner occupancy of adjacent buildings during construction, protect all remaining structures and equipment, and comply with stringent safety protocols including fire watch personnel, lead-safe work practices for disturbed painted surfaces, and comprehensive dust and noise control measures.
