Wildlife District Three Headquarters – Boat Building Ceiling & HVAC Installation Curtis Wagner Fisheries Management Supervisor SITE LOCATION: 912 Portage Lakes Drive, Akron OH 44319 curt.wagner@ohio.gov
The Division of Wildlife is seeking bids for (1) the installation of an interior metal ceiling, including ceiling insulation, inside a three-bay storage building (43’ width x 31’-6” depth ceiling dimensions; ~1,375 sq-ft) and (2) the installation of a new, propane-compatible, ceiling-hung furnace appropriate to the space. The HVAC work shall be completed by a licensed HVAC contractor with the state of Ohio. Subcontractors are allowed.
The work is sectioned into two primary components:
(1) The ceiling space is currently open-air wooden 2x4 truss on 24” spacing. Non-metallic sheathed cable (NM-B) has already been run and stapled along the truss work. Some basic adjustments may be needed to the wiring and metal electrical boxes depending on exact ceiling materials and installation methods. Additionally, four garage overhead doors have already been installed such that metal hangers for door tracks and openers are secured to the truss works.
The ceiling material shall be a white-painted, steel liner panel designed for ceiling applications. The thickness of the selected ceiling panels shall be 26-gauge or thicker (lower number). Do not use 29-gauge. Ceiling panels shall be affixed to the truss work using application-appropriate screw-in fasteners; do not use nails. Application-appropriate trim beads or moldings are to be used for the finished edges of the ceiling panels where they join the walls. Given that electrical boxes for outlets, light fixtures, and junctions are already mounted on the truss works, trimming ceiling panels for fit and finish, electrical box extensions to mount on ceiling panels, or another application-appropriate solution will be needed to accommodate these electrical fixtures (9 circular ceramic light sockets holding LED light bulb fixtures, 3, 2-outlet receptacles for retractable extension cord reels, 3,2-outlet receptacles for garage door openers). Acceptable options can be discussed with the Division of Wildlife representative. As noted above, some minor adjustments may be needed to NM-B cables or boxes to accomplish correct depths in relation to the finished ceiling panels. All circuits are controlled directly by an accessible breaker panel in this building. The contractor will need to accommodate the already-hung garage door track and opener hangers by either sequentially loosening/removing and reinstalling over the installed ceiling panels or cut-outs in the panels to accommodate these fixtures. Appropriate rubber/plastic gromets will be used for garage door low-voltage wire pass-throughs if/as necessary. The safety “eye” sensors will be mounted on the garage door opener hangers below ceiling level by the start of this work and will not require accommodation by vendor (if zoomed in, current photos below show the sensors mounted on the truss work). An approximately 2’ x 4’ access door/panel shall be installed or constructed near the back-right of the building (northeast corner; as looking into the building from the main bay doors) to accommodate access to the HVAC components (see below) or other maintenance needs. Exact location and specifications of access door/panel can be discussed on-site with owning representative.
Insulation material shall be unfaced, rockwool insulation rolls/batts (not blown insulation). R-values shall be R-38 or higher. Insulation shall cover the full ~1,375 sq-ft that will be faced with the metal ceiling panels.
Included in this component of the scope of work is the running of a dedicated circuit of appropriate amperage (likely 15A) from the breaker panel to the location of the furnace mount. This run will be approximately 60-75 feet of electrical cable (12/2; to ensure future downstream load can handle 15A or 20A breaker) and includes providing the correct breaker for the furnace and hard conduit (from the breaker panel to the space above the wall header/ceiling to match other existing circuits coming from the break panel; see photo). The electrical run will terminate in either an appropriate junction box for hard-wiring or an appropriate and accessible receptacle box, depending on the requirements of furnace and building codes. It is expected that this electrical run will be completed prior to the installation of the ceiling and insulation and will be considered part of the work included in line-item 1. This dedicated furnace circuit will be beneficial even if furnace installation is declined by the Division of Wildlife presently and completed later outside the scope of this work.
(2) The Division of Wildlife requests the vendor to provide a bid to source and install a new furnace appropriate to the space (~1,375 sq ft, concrete floor, 12-ft high ceiling – insulated according to scope component 1 above; exterior walls are 2x6” with R19 insulation between ½” OSB sheathing in and out and steel siding; interior wall is 2x4” with R19 insulation between ½” OSB sheathing both sides). This unit shall be rated at no less than 100,000 BTU and capable of evenly heating the entire three-bay space. This unit needs to be ceiling hung, propane-compatible/equipped, blower-distributed, and able to be thermostatically controlled (programmable thermostat capable of multiple time range-temperature settings). The unit is expected to be similar in specifications to Reznor UDXC-100, as an example (we are not stipulating specific make/model). The fuel will be an outdoor propane (LP) tank under state contract (yet to be installed; likely 500 gallons). It is expected that the final installation provided herein will terminate with a gas regulator on the external east wall of the building ready for the propane company’s outdoor tank connection. The Division of Wildlife reserves the right to opt in or out of this line-item.
Vendor must use licensed plumbers, electricians, and HVAC/Refrigeration contractors and subcontractors.
All materials shall be new, not reused nor recycled.
Vendor to obtain necessary permits, including any necessary permits from The Ohio Department of Commerce.
The State reserves the right to remove items from the bid and evaluate only the necessary items.
Work restricted to M-F; 8 AM – 4:30 PM; no holidays.
Work to be completed by August 29, 2025.

Example garage door opener and hanger with sensor “eyes” mounted on hanger drop-downs. Metal ceiling will need to have one grommeted hole per opener to accommodate bell opener wire(s).

Front wall, southweast corner, where electrical cable inside of hard conduit will homerun to the breaker panel for the furnace dedicated circuit. Red highlighter indicates likely placement of conduit. Not sure why three left circuit conduits don’t extend above ceiling height. We’ll discuss simple cut-out or access panel insert solution for this space.
