Unified Facilities Criteria (UFC) 1-200-01. The Consolidated Housing Furniture Storage Facility shall be 19,000 sq.ft., which includes a drive-through loading/unloading area, high-rack shelving for furniture storage, and a small office area for staff and customers.
The facility shall be in compliance with applicable DoD (Unified Facilities Criteria), COS (Center of Standardization General Warehouse), Louisville District Military Design Guide(LDMDG), State and National Codes and the Ft. Campbell Technical Design Guide. In addition, local materials and construction techniques shall be used when cost effective. This project shall comply with DoD antiterrorism/force protection requirements per Unified Facilities Criteria (UFC).
Special construction requirements: all necessary exterior utilities, pavements, fire protection, site work, and support. Provide utility connections for facility equipment components. Ensure ease of access to equipment to facilitate maintenance.
The installation requires an adequately sized, properly configured, and correctly sited furniture storage warehouse. The facility will include the warehouse area, storage rack systems, office, and administrative space.
Current Situation: The installation is using an existing warehouse that is in poor condition and is not suitable for extensive fork-lift operations. The existing facility has very low ceiling heights and/or ceiling obstructions, such as lights, piping, and ventilation equipment. Due to the facilitys wood structure, there are extensive building columns throughout the space. The columns limit the storage space and severely impact the use of forklifts. Additionally, the facility has limited access points and no covered loading/unloading for customer use.
Design and construction shall comply with the requirements contained in this Request for Proposals (RFP). The design and technical criteria contained and cited in this RFP and the Unified Facilities Guide Specifications (UFGS)indicate spec system required for use by Designer of Record establish minimum standards for design and construction quality. The Designers of Record shall use the Unified Facilities Guide Specifications (UFGS), The Louisville District Military Design GUIDE (LDMDG), Ft. Campbell Technical Design Guide and the requirements contained in this RFP to fully develop the technical specifications and construction drawings.
The plans that are included in this RFP illustrate the conceptual design of the project. Site and floor plans provided shall be followed by the Design/Build Contractor to comply with the end user functional needs. The building elevations provided shall be further developed to achieve architectural compatibility with the Base Facility Standard.
This contract shall consist of a base bid for the design and construction of the Consolidated Housing Furniture Storage Facility complete with associated utilities and site improvements, storm drainage, communications, electric, HVAC, lightning protection, fire protection/alarm system, natural gas, paving, sidewalks, curbs, access drives, grading, and physical security requirements.
The Base Bid shall include all work, labor, materials, and equipment required to design and construct a Consolidated Housing Furniture Storage Facility as described in this RFP, including all site demolition, site work, site improvements, utilities, and all furniture/FF&E.
The contract also includes the following bid options:
