Out of service at time of audit.

Standby Power Operation is defined as:

Upon loss of normal power, adequate standby power will be supplied via building electrical feeders to simultaneously start and run one car in each group and single cars at contract car speed and capacity.

Automatically return one car at a time, in each group and single car(s), nonstop to designated floor, open doors for approximately 3.0 seconds, close doors and park car.

During return operation, car and hall call pushbuttons shall be rendered inoperative. As each car parks, system shall immediately select the next car until all cars in a group have returned to the designated floor. If a car fails to start or return within 30 seconds, system shall automatically select the next car in the group to automatically return.

When all cars in a group have returned to the designated floor, one car in each group shall be designated for automatic operation. When a service demand exists for 30 seconds and designated car fails to start, next available car in the group shall be automatically selected for operation.

The elevators do not have emergency power operation. When power is lost at the MPLD a switch gear transfers power from the utility to generators. The elevators see no difference.

Weather Protection Recommendations:

Elevators Abutment, Pier 3, Pier 4

Install doors at all top floor locations and keep them closed to prevent blowing rain from flowing down the hoistway damaging equipment.

Since no metal surfaces are painted to protect against direct moisture there is little to be done at this point. Remove rust and painting all exposed surfaces that can be reached with a marine epoxy paint will help inhibit further damage.

o Facia o Hanger Covers o Car Tops o Car Door Operator Covers o Guide Rails o Car and Counterweight frames o Buffers

ELEVATOR CONSULTING DIVISION

A Division of Bureau Veritas North America

Replace existing hoistway door tracks, hangers, sill mounted door closers with zinc galvanized or cadmium plated ones.

Pier 3 &4 Elevators – Replace all cast iron hoistway sills with nickel silver finish.

Place neoprene weather stripping across the top of hanger covers to protect hoistway door equipment from rain flowing down hoistway.

Replace existing car door tracks and hangers with zinc galvanized or cadmium plated ones.

Install GAL weather resistant door operators.

Replace floating selector tape with stainless steel ones.

Conclusion:

The elevators are in need of a systematic preventative maintenance program.

Weather Protection Recommendations:

It can be seen that water occasionally gets in the pit and the counterweights were left in the water for some length of time. The pit should be kept dry and the pit equipment free from rust.

Other than that the hoistway equipment is in a dry location.

Conclusion:

The elevator is in need of a systematic preventative maintenance program.

Note:

Abutment Pier Elevator Violations

Emergency car lighting does not operate.

Emergency communications telephone does not operate.

No code data plate on controller.

No anti-spin cable installed in suspension rope shackles.

No floor identification numbering on hoistway side of doors.

Governor rope shows signs of rust.

Governor pull-through force exceeds 500 lbs.

Pull out force should not be more than 60% of actual governor rope pull-through force .

Suspension ropes rusted and undersized, replacement required.

No suspension rope data tags as required.

Basement slow speed hoistway door not closing fully, creating unsafe gap.

There are no elevator lobby doors installed at the 41 h floor to prevent weather to reach elevator suspension ropes and top of car equipment.

Firefighter's Service does not recall the elevator to the main floor of egress.

The State of Illinois Safety Code for Existing Elevators would require that this elevator be removed from service until the suspension ropes were replaced, the governor forces adjusted and re-tested, and the gap in the basement hoistway door eliminated.
