Question If the roofing method is the only acceptable "option" for HVAC installation for this project will this work have an impact on any current roof warranties in place? If there is a roof warranty already in place for this project, who is the contractor responsible for this warranty?

Answer

There are no existing roof warranties on the roof sections in question. Slate roof on Bldg 19 is original.

Question

If an existing roof warranty is in place, will the warranty holder be the only eligible roofing contractor to perform the "option" roofing work?

Answer

There are no existing roof warranties covering the roof sections in question.

Question

The drawings specify to use Roofing Options : A+C or B+C, as methods for installing the air-handler inside the building: If a contractor decides to use ONLY "Option C" after contract award, how does the VA/USACE intend to handle a roofing price descope/credit for those utilizing the roofing options and then later deciding to utilize only Option C?

Answer

It is the contractors responsibility, when submitting his/her bid, to balance risk and price. Options A, B, & C are authorized options within the contract. No de-scoping or credits will be sought by the government in regards to options for moving AHU sections into the attic of Bldg #19.

Question

Will the VA/USACE approve utilizing ONLY option "C"(small AHU sections) as a method for installing the Air-handlers into the building? Or,will roofing work be required to be a part of this proposal?

Answer

Roofing install option "C" alone is an allowed option, as long as all requirements of "CONSTRUCTION ACCESS OF EQUIPMENT INTO ATTIC SPACE", Note "Option C", Sheet 19-G1.01 and Spec Section 23 73 00 (Indoor Central Station Air-Handling Units) is met. Remember, all submitted AHU's are subject to Approval/Disapproval by the A/E and COTR. Special notice should be paid to "OPTION C" Note: "...If the contractor plans on using the option of disassembling the air handler units beyond their shipping splits he shall...". This will be rigorously monitored and enforced. Not all AHU's will meet the limitations of the space.
