About this file

The document is an Industry Day Questions file for a Department of State renovation project at Patrick Space Force Base in Brevard County, Florida. The project involves renovating Hangar 985 (40,053 SF, expanding to 44,053 SF) and Building 986 (19,495 SF, with 3,000 SF of additions), which were originally constructed in the 1950s. Base work includes complete deconstruction of Hangar 985 to structural elements, interior demolition of Building 986's east wing, system and envelope renovations, new interior office/shop spaces, and an elevator addition. Optional work includes CMU elevator core, concrete pads, window replacements, fencing, roof upgrades, fire protection, and various infrastructure improvements.

The U.S. Army Corps of Engineers, Jacksonville District is hosting a virtual Industry Day on 26 March 2025 at 1:00 PM EST to engage the construction community, with a contract award planned for March 2026. Interested firms must register via Eventbrite and be registered in SAM.gov. The government is seeking contractor feedback on estimated project timelines, potential risks, and mitigation strategies, with respondents asked to answer six specific questions by 24 March 2025. The project scope emphasizes minimal site alterations, maintaining existing infrastructure, and addressing health hazards like mold and bird droppings while ensuring compliance with current antiterrorism/force protection requirements.

Project Description

The project is located at Patrick Space Force Base in Brevard County, Florida an includes the renovation of existing Hangar 985 and Building 986 which were originally constructed in the early 1950’s. Hangar 985 and Building 986 are bounded by an aircraft apron to the north, an access road to the west and east, and a parking lot to the south. Existing aprons, parking, roads, and other adjacent facilities will remain in place and in operation during construction except for parking immediately south of Hangar 985 and the aircraft apron north of the project site which will be used for construction laydown areas.

Hangar 985 will be unoccupied prior to the start of abatement and demolition activities. The contractor will be required to completely gut and refurbish Hangar 985 from the building envelope

in. Enlarging the wings for operational and maintenance functions to create additional space will also be required. Hangar 985 existing square footage is 40,053 SF. Additions will increase the total by approximately 4,000 SF.

Contractor will renovate various spaces within Building 986 to improve the functionality of building services and eliminate current health hazards such as mold and bird droppings. A portion of the building will be occupied during renovations. Building 986 existing square footage being renovated is approximately 19,495 SF. Additions are approximately 3000 SF. Renovation of Building 986 will include the replacement of the existing hangar roof, replacement of the roof and roof structure of the east wing, replacement of bird netting in the hangar spaces, and the addition of fans and ventilation in those spaces as well as updates to the office spaces and building services for these office spaces. The project is not expected to reach any trigger points requiring upgrades to fire protection, antiterrorism/force protection (ATFP), accessibility, etc.; nonetheless, the project will ensure that the replacement of windows and doors will meet current ATFP requirements.

The project site is generally flat with no significant drainage features on the project site.

Landscaping is minimal. To the best extent possible, no alterations to the project site will occur except as required for infrastructure needed to support the facility renovation and reconstruction.

Hangar 985 – Net Square Feet is 40,236 Building 986 – Net Square Feet is 19,495
