Q&A #1
Tuttle Creek Roof Replacement
W912DQ24Q1064
Question 1: Please advise what the minimum R-Value will be required of the new roof system. There is currently no indication of the what the minimum R-Value shall be for the new roof system in the solicitation documents. Per the IECC, this facility is located within Climate Zone 4 which requires the roof system (above the roof deck) to meet a minimum value of R-30. Contractor recommends that the new roof system achieve a minimum of R-30.
Answer 1: Agreed that Contract should follow current IECC requirements for Climate Zones.
Questions 2: After reviewing the Solicitation, CLIN Item No 0002 indicates that the government would like a cost to remove and replace the existing metal roof deck throughout the entire roof area. Please confirm that this is the intent of this CLIN 0002. Furthermore, if it is later determined that there are only specific areas of metal roof deck replacement, due to deterioration, that this CLIN will NOT be used to generate a Square Foot Cost for selective metal deck replacement? Reason for this question is that selective replacement is traditionally much more expensive, on a square foot basis, as opposed to a complete replacement.
Answer 2: CLIN 0002 – it is anticipated that this will be exercised in accordance with 01 12 00 paragraph
3.4 Roof Repair.
Contractor shall have a separate line item for replacing up to 10% of the square footage of the steel roof deck that is either damaged or non-serviceable.
Question 3: Specification Section 01 00 00/Paragraph 2.8.4 Finishes refers to the required color of the new sheet metal. Please confirm that the color will be selected from a manufacturer’s STANDARD color chart and that no cost for a custom or premium color shall be included in the contractor’s estimate?
Answer 3: Intention is standard color chart.
Question 4: After reviewing the as-built drawings, the drawings indicate that the existing structural roof deck is sloped 1/8” per foot. However, sheet A501 refers to providing a tapered insulation system that achieves ¼” per foot. The existing building codes and manufactures recommend a minimum of ¼” per foot slope for a single ply roof system. Since the existing deck is sloped at 1/8” per foot, would the gov’t entertain the contractor providing a 1/8” per foot slope tapered insulation system? This combined with the existing structural slope of the deck will achieve ¼” per foot slope and reduce the overall thickness of the insulation system which will help save the gov’t money.
Answer 4: This would be acceptable as long as the end results provides the facility the ¼” per foot slope.
