Subject: Replace Roof, Bldg 661

Overview: The upper portion of the roof was repaired in 2006. The upper portion is in bad shape and leaking. The work order is to increase the R-value of the roof from R-40 to R-60 rating.

STATEMENT OF WORK:

1. General: Provide all material, labor, and equipment to replace roof with single ply membrane, EPDM, 60 mil., fully-adhered and mechanically fastened roofing system. See attachments. Building shall be protected at all times from rain and wind during roof replacement.

1.1 Remove flashings, EPDM roofing, insulation, sleepers, and 810 SF of damaged vapor barrier. All roofing and control joints shall be removed down to the roof decking and walls. Disposal of material shall be disposed at Ft Greely landfill in accordance with Ft Greely Environmental Procedures (FGA ISWMP).

1.2 For the two (2) rain drains, install new drain bowl extensions, clamping rings and metal dome. Solid blocking shall be installed from the bottom of the roof drain down to the concrete to support it.

1.3 Vapor barrier shall be 4 ply fiberglass felt hot mopped with Type 3 asphalt that meets or exceeds ASTM D-312 for vapor retarder repair, which will be installed before treated 2x4 sleepers are installed. Meets the requirements of US 55A, Type G1 for asphalt content and minimum weight. It also shall comply with ASTM D2178 Type IV and listed with FM, UL and Intertek/WHI.

1.4 Self-adhering membrane shall be polyethylene-faced sheet, ASTM D 1970, 60 mils thick minimum, consisting of slip-resisting polyethylene-film reinforcing and top surface laminated to SBS-modified asphalt adhesive, with release paper backing to be cold applied.

1.5 All concrete roof decking will have a Fully-Adhered Roofing System with a Mechanically Fastened subordinate system, designed for “High

B661 Page 2 of 6

Wind” applications. All perimeter parapet walls shall be lined with treated 2x4s sleepers and spaced 10’-0” on center perpendicular to the long wall. The treated 2x4s will be mechanically fastened through the vapor barrier into the concrete decking using 3/8”x5” drive in wedge anchors, positioned every 24” oc. Roof Fasteners will be installed at 18” oc., securing the recovery board to the 2x4 pressure treated sleepers (AWPA C31 with 0.6 pounds of retention). All remaining operations of the Fully Adhered System shall remain standard in accordance with roofing manufactures’ engineering design guide.

1.6 Insulation will be Expanded Polystyrene (EPS) Insulation with 1.5 density for a total R-value averaging 60 and sloping down (decreasing in R-value) to the drains and scuppers, sloping no more than 1%.

Make sure joints are not aligned with next layer. Cover board shall meet or exceed ASTM C208 for Grade 2 Roof Insulation Board.

Cover board shall be adhered with 2 part cold adhesive and mechanically attached to sleepers.

1.7 The 60 mil. EPDM membrane shall cover the parapet wall and perimeter framing. Flashing covering the parapet on top of the membrane. Flashing shall be 24 GA. Color (Galvalume) coated steel, using face screws on the vertical metal side. The topside of the flashing which fastens down to the EPDM will receive screws where possible or needed. The building has EIFS to the existing parapet wall, so flashing shall be placed and sealed to prevent moisture entering the EIFS and center parapet wall around the perimeter of the roof.
