The EPDM membrane is present on the inner sides of the parapet and extends up the sides of the parapet and is terminated using a metal sealing strip screwed to the parapet. There is also a synthetic plaster system which was install on the walls which runs over the top and down the inside of the parapet wall to the EPDM sealing strip. Work on the building roof consists of removing existing ballast, EPDM membrane, insulation, and waterdam/drains/fascia. Installing new mechanically fastened polyisocyanurate board insulation, roof drains, and modified bitumen roofing with walking pad from the access door to the antenna and spot light. The new roof membrane shall be extended up the inner side of the parapet and secured with mechanical fasteners as well as cold-applied adhesive. New flashing shall be installed on all pipe vents and protrusions from the roof surface.

New metal cap flashing shall be installed on the top of the parapet wall as shown on the attached drawing (4AR & 5AR-1).

Tapered insulation shall be used to provide a minimum roof slope of 1/4 inch per foot. There is a smaller pitched wood with the roof access door and chimney. The metal chimney shall be removed and the contractor shall fabricate and install a wood cover with new mechanically fastened composition board/polyisocyanurate board insulation, modified bitumen roof, aluminum gravel stop/fascia.

There is an existing wood access door which shall be removed and a new exterior type insulated aluminum door shall be installed. The door shall be 30 inches wide by 36 inches high, have a stainless steel continuous piano hinge, and dual acting latch handles.

Replace Membrane Roof on Storage Garage The main roof consists of a ballasted EPDM membrane with 1-1/2" rigid board insulation; the roof deck consists of precast concrete roof units. The work consists of removing the ballasted EPDM roofing installing new mechanically fastened composition polyisocyanurate board insulation, modified bitumen roofing, roof drains, aluminum gravel stop, and fascia. Tapered insulation shall be utilized to provide a minimum roof slope of 1/4 inch per foot.
