Statement of Work
Elevator Maintenance
1.0 SCOPE. The Government has a need for routine preventative maintenance (PM) for four (4) elevators located on Anniston Army Depot (ANAD). This contract covers a base year with four optional years. The elevators to be maintained are:
• One (1) passenger type, located in building 106, 5,000 lb capacity, 6’ X 9’5” platform, belt drive, 40 hp motor, 4,200 lb car weight.
• One (1) freight type, Montgomery Elevator Co. Mod # 451H, Building-114.
• One (1) passenger type, Easco Elevator Co. Mod # C8708686, Building-145.
• One (1) passenger type, Westinghouse Mod # HY-1484, Building 7
2.0 Contractor Requirements.
2.1. The contractor shall include safety inspections and certifications for all PM in accordance with the American Society of Mechanical Engineer ASME Code
A17.1 for elevators.
2.2. The Contractor shall not proceed with any verbal or written change(s) to the scope of work from sources other than the Contracting Officer, who shall provide changes in writing.
2.3. Routine Preventative Maintenance (PM). The contractor shall perform the following actions on a monthly basis.
2.3.1. Coordinate the PM schedule with the Contracting Officer’s Representative
(COR).
2.3.2. Provide all parts, labor, travel and equipment to clean, lubricate, adjust, repair or replace the following (list of repair parts may not be all inclusive):
Pump, Valve, Motor, guide rails except where roller guides are used, guide shoe gibs or rollers, when conditions warrant, Re-lamp signals as required, Controller components and parts thereof, including: bearings, windings and coils, rotating elements, contacts and relays, resistors and contactors, packing drive belts, strainers and mufflers, piping in machine room and hoist-way.
2.3.3. During inspection, examine, lubricate, adjust and repair the following devices: Interlocks and door closers, Buffers, limit, landing, and slow down switches, door protective devices, alarm bells.
2.3.4. Conduct pressure relief valve tests as required by ASME A17.1 Code.
2.3.5. Examine, lubricate, adjust and/or repair/replace the following accessory equipment: Car and corridor operating stations, car and corridor hanging and tracks, door operating devices, door gibs, car fan.
2.3.6. Periodically clean elevator hatch equipment to include: Rails, inductors, hatch door hangers and tracks, related devices, switches, buffers, car tops.
2.3.7. Dispose of unserviceable parts/material when removed from elevator and replaced with serviceable part/material.
2.3.8. The contractor shall furnish a written copy of PM Report to COR and
Contract Administrator upon completion of the PM.
2.4. The contractor shall not be responsible for furnishing the following items:
Hoist-way panels, door hinges, frames, gates and sills, cabs and flooring, cab doors, gates and removable cab panels, power switches, fuses and feeders to controllers, light fixtures and lamps, cover plates for signal fixtures and operating stations, cab mirrors and connections except that portion which is exposed in the machine room and hoist-way, smoke detectors, emergency power generators.
