Over Sprayed Polyurethane Foam Systems

2.0 REPAIR RESPECTIVE ROOF SECTIONS:

A) This work comprises furnishing all supervision, labor, material, tools, and robotic equipment required to:

1) Repair existing damaged roof sections.

2) All roof areas scheduled for spray foam application shall be repaired prior to spray foam application.

3) Repair work includes:

a. Any damaged substrate, or substrate that does not meet original manufacturer’s guidelines or recommendations.

b. Assuring that all current EPDM is properly fastened to the roof structure or is removed prior to spray foam application. This includes but is not limited to the roof area, parapet area, scupper areas, and drain areas.

c. Sealing any holes or leak areas.

d. Assuring that all other roof materials are properly fastened to the roof structure.

e. Areas to be repaired are field marked. Any other areas that become damaged will also need to be repaired prior to spray foam installation.

3.0 SCOPE OF THE WORK:

A) This work comprises furnishing all supervision, labor, material, tools, and robotic equipment required to:

1) apply, after proper preparation, sprayed-in-place urethane foam and urethane weather coating by robotic and manual methods to various roof assembly substrates, as described herein;

2) provide positive drainage from the roof area of not less than 1/8" to the foot;

3) complete the work outlined in a manner acceptable to the Owner;

4) provide a 20-year manufacturer's warranty to the owner for the completed installation.

5) provide a written 10-year 115 MPH Wind Warranty for this specific project

4.0 EQUIPMENT:

A) Robotic and spray equipment shall be that of a recognized manufacturer and shall be maintained in a condition conducive to quality application and shall comply with all applicable OSHA regulations.

4.1 SAFETY:

All regulations pertaining to safety as noted in OSHA Standard shall be strictly adhered to by the contractor and his subcontractors. Particular care shall be exercised in connection with operation of vehicles and other equipment on the jobsite. Safety barriers and equipment shall be provided by the contractor as required.

A) Personnel:

1) All personnel on the project shall be familiar with the hazards involved in the use of the equipment and materials and in proper techniques and procedures required to safely handle and apply the materials.

Protective clothing and gear:

a) Each employee shall wear appropriate clothing to protect against skin contact with potentially injurious materials. Appropriate protective creams may be used where suitable.

b) Eye and face protective equipment shall be used which meets ANSI Z87.1, "Practice of Occupational and Educational Eye and Face Protection".

c) Respiratory protective equipment shall be used which will provide for protection against particulate and organic vapors for personnel so exposed. Respiratory protection devices, when required, shall be capable of maintaining isocyanate vapor level below LTL as established by OSHA. For coatings, other solvents, or cleaning fluids, respiratory protective devices shall meet the requirement of MESA or be acceptable to the U.S. Department of Labor, according to the material involved.

d) In order to minimize the entry of job-related odors into buildings being treated during the course of this project, the Owner or his representative shall identify and mark each HVAC or other intake and exhaust device and its location for each respective building. Markings shall clearly identify whether each device is an intake or an exhaust and location of unit's disconnect switch. Intakes shall be fitted with activated charcoal filtration devices or blocked off entirely to prevent exposure of building occupants to odors from repair operations.

B) Equipment:

All equipment used on the project shall be equipped with safety devices necessary to prevent excessive pressure or temperature build-up at any step of the application.

Airless spray equipment shall be maintained in good condition and checked regularly for leaks in hoses, fittings, and connections, et cetera. Line pressures shall be relieved whenever cleaning tips or checking any system component under pressure. If gun is left unattended by operator, pressures shall be relieved or gun secured so that accidental discharge cannot take place.

3) Robotic application equipment shall be in good working condition, with all spray screens in place during spray operations. Clutches and brakes shall be functional and effective and shall be checked daily. At the end of daily spray operations, all robotic devices shall be fully secured on the rooftop or elsewhere to insure that wind conditions do not permit any unintended movement of the equipment that might result in damage to equipment or property.

C) Material Handling & Storage:

All materials shall be stored within the temperature limits and under the conditions specified by the manufacturer of same. A fire extinguisher rated for chemical fires shall be readily available in the area where materials are being stored, opened, and applied.

(2) Foam materials - Polyol ("B") drums shall not be agitated or moved excessively prior to opening. When opening "B" drums, loosen, but do not fully remove, cap to allow gas to escape from drum. When opening isocyanate "A" drums, personnel should wear respirator or exercise care to avoid inhalation of vapors.

(3) Empty all drums completely and dispose of off-site in manner recommended by manufacturer.

(4) Weather barrier coating materials - Avoid smoking, open flames, welding, or electric sparks while handling, opening, or applying any weather barrier coating materials with flammable solvents.

(5) All material containers shall have the following information on the label attached to the container:

Name of contents.

Storage temperature limits.

Instructions for storage and handling.

Special precautions about toxic effects of ingredients and remedy in the event of inhalation, ingestion, or skin contact.

(6) Gasoline or other fuels and flammable liquids shall be stored in approved containers away from other flammable materials. Do not refuel engines when running.

4.2 DEMOLITION AND DISPOSAL:

A) All debris shall be removed from the work area daily. Rubbish and debris shall not be stockpiled on the job site. Upon completion of the project, the contractor shall remove all rubbish, accumulated materials, empty containers and scrap from the premises leaving the job site in a clean, acceptable condition. Any adjacent areas which are damaged by the contractor due to demolition or removal shall be repaired to the satisfaction of the Owner or his/her authorized representative, or replaced. All scrap, debris, and empty containers shall be disposed of off-site, unless otherwise approved by Owner.

4.3 CONTRACTOR PROVIDED SITE SERVICES

Due to the special security requirements of this particular jobsite, the Contractor must provide, for his own use, items that include, but are not limited to:

1) Cellular or other telephone service that does not interfere with systems in use by the Owner or his representatives.

2) Safety barricades and fencing that clearly delineate the work area perimeters

5.0 MATERIALS:

A) PRIMER. The use of primer on concrete, masonry, and metal surfaces shall be considered optional and shall follow the recommendations of the manufacturer issuing the roof system warranty. Primer, unless otherwise specified herein, shall be Neogard 7044, a neoprene rubber primer applied to substrate at a rate of not less than 2 dry mils manufactured by the Neogard Corporation, Dallas, Tx. (or approved equal; see Warranty).

5.1 POLYURETHANE ROOFING FOAM:

A) Polyurethane foam insulation shall be a two-component, rigid-class, sprayed-in-place, polyurethane foam having a minimum core density of 3# per cubic foot (ASTM D-1622), BAYSEAL 3.0, as supplied by Bayer Material Science, Pittsburgh, PA, or approved equal; see Warranty) and shall provide a minimum of 50 psi compressive strength (ASTM D-1621) when sprayed at jobsite elevation. The foam system shall be a 1:1 ratio polyurethane spray foam system formulated for roofing application where smooth surface profiles are desired. Dimensional stability (ASTM 2126) shall not exceed +5%. Submittals for approved equal status must be accompanied by architectural data relative to the above characteristics.

B) Minimum foam thickness shall be 1.5", except where stated otherwise on the drawings.

Polyurethane foam shall conform to the following physical properties when sprayed-in-place at jobsite location:

C) All foam materials shall be stored according to the manufacturer's written shelf life data requirements.

5.2 POLYURETHANE ROOFING FOAM INSULATION:

5.3 WEATHERABLE ELASTOMERIC TOP COATING SYSTEM:

A) The weather barrier coating shall be a fluid-applied urethane elastomer, Permathane II BIO, using a bio-based single component moisture cured base coat and a top coat similar to Neogard 7490, as supplied by the Neogard Corporation, Dallas, TX. (or approved equal; see Warranty). The composite system shall include waterproofing of all "on roof" expansion joints, flashings, penetrations, elastomeric roofing membrane, foam insulation, and all materials and techniques required to properly adapt the roofing system to the particular substrate involved. Performance requirements of the weather coating shall conform to the following physical properties:

B) A polyurethane foam insulation and fluid applied polyurethane coating system assembly is desired for this project, and, in order to avoid possible unknown and undesirable reactions, the following materials will not be acceptable for use on this project as part of the weather coating system: acrylic, butyl, polyurea, synthetic rubber, recycled tires, neoprene, polyvinyl chloride, rubberized asphalt, asphalt emulsion, silicone, EPDM or any other sheet goods membrane, stone aggregate, bitumen modified urethane, or chloro-sulfonated polyethylene.

C) All coating materials shall be stored according to the manufacturer's written shelf life data requirements.

5.4 SEALANTS:

Sealants to be used in conjunction with components of the roofing system shall be of the same generic type and must be compatible with and capable of bonding to the polyurethane foam and weather barrier coating and/or other hardware components of the roof system and be opaque to ultraviolet light.

5.5 ROOFING GRANULES:

A) Roofing granules shall be Number 11 screen size, ceramic coated roofing granules, off-white in color, similar to product manufactured by 3M Company, Minneapolis, MN.

5.8 QUALITY CONTROL:

Quality Controller. The Contractor shall hire or appoint a representative as Roofing Quality Controller to perform the quality control program for roofing application. The representative shall be a recognized roofing superintendent having a minimum of 10 years’ experience in the supervision and inspection of polyurethane foam roofing construction. The duty of the representative shall be to act as full-time on-site Quality Controller. The quality controller shall verify the adequacy of all components of the roofing system, including sheet metal and wood products specified in other sections.

B) Roofing Preparatory Inspection. Before the start of any roofing work, and at a time and place designated by the Owner, the Owner or his designated representative and the roofing Contractor shall attend a preparatory inspection relative to the roofing construction. The Quality Controller, the roofing foreman or superintendent, and an officer or employee from the manufacturer of the weather barrier coating company issuing the warranty for the project shall also attend the conference. The preparatory inspection shall include a visit to and inspection of the work site.

C) Wheeled or other traffic over the partially or fully complete roof system shall not be permitted without the use of adequate protection, as determined by the manufacturer issuing the warranty for the polyurethane roofing system. Roof deck surfaces shall be inspected and approved by the Quality Controller prior to initiating roof work. The roof deck and surfaces to receive primer and/or polyurethane foam materials shall be smooth and firm, and shall be free from ice, frost, surface moisture, dirt, projections, and other foreign materials. All required sheet metal accessories such as foam stops, scupper boxes, pitch pans, antenna anchors, drain basins, pipe flashings, etc., must be in place prior to the application of any primer or foam materials. All metal surfaces to which foam or primer materials are to be applied must be free of corrosion, loose particles, grease, oil, and moisture.

6.00 SURFACE PREPARATION:

A) Power broom, vacuum, and re-broom or otherwise remove all loose gravel, dirt, soft bituminous materials and debris as may be necessary to provide a strong bond between spray foam and roof substrate. The use of compressed air to blow loose dirt and dust from the roof surface shall not be permitted.

6.01 BOARDSTOCK INSULATION SYSTEM:

A) In order to provide required roof assembly insulation values and proper roof slope to drains, install, by means of FM approved self-drilling screws and galvanized, embossed steel plates, an isocyanurate boardstock insulation system and recover board atop the structural roof deck as the substrate for the SPF roofing system. Fastening patterns shall comply with Factory Mutual wind uplift requirements providing a minimum of 1 fastener for each 2 square feet of roof surface area. Additional fastening may be required at corners and perimeters to meet specified wind uplift values. Fasteners shall penetrate the existing roof deck a minimum of 1". Fasteners shall be installed in a minimum of three rows per board. The recover board shall be 1/2" asphalt impregnated woodfiber board that has been coated on six sides. Coated one-side board materials are not acceptable.

Boardstock insulation system shall be installed in the following manner: new insulation panels shall be held back 4" from all vertical perimeter walls, parapets and roof penetrations such as skylights, soilpipes, HVAC units, and other rooftop appurtenances, leaving the underlying roof deck exposed. New insulation system shall be held back 3' (three feet) from the center of all roof drains and overhanging roof edges, allowing foam to be applied directly to the roof deck at these locations.

C) Once new insulation system is installed according to the instructions outlined in the preceding sections, asphalt impregnated woodfiber board shall be laid atop all new insulation surfaces and screwed in place by means of FM approved galvanized screw fasteners and plates, as described above. No exposed boardstock insulation shall be permitted at any horizontal plane on the system surface. Edges of all asphalt impregnated woodfiber board shall be properly supported either by the roof deck surface, or the underlying new insulation.

D) After installation of the woodfiber board is complete over the area to be treated, spray foam operations may commence. Starting at upper slope perimeters where new insulation system has been held back from vertical wall surfaces, spray foam shall be installed so as to fill or "caulk" all voids between the new insulation system and existing walls and/or penetrations. Contractor shall take care to prevent spray foam materials from entering building spaces below the roof deck. After voids have been filled, roofing operations shall resume and spray foam shall be applied to remaining exposed woodfiber board surfaces to a finished thickness of 1.5", minimum, in one (1) pass, the same day.

6.05 DRAINS:

A) After having thoroughly positioned and prepared roof drain basins and/or scuppers, block inside of compression ring with stiff cardboard or rigid insulation boardstock masking to prevent spray foam from entering drain opening. New foam should be full system thickness at perimeter of masking. Immediately after spray foam has cooled to the touch, carefully cut away masking in one piece and remove from drain basin and/or scupper. Under no circumstances shall drain masking be allowed to remain in place overnight or if precipitation threatens. Spray foam at drains and/or scuppers shall be cut, planed, and filed to provide a smooth transition from the clamping ring to the surrounding roof area. Transition area shall extend a minimum of 24" from the center of the roof drain and/or scupper into the drainage area. Finished texture of transition areas shall match or exceed acceptable minimums as established by the specifications.

6.051

NEW GUTTERS & DOWNSPOUTS:

Install new roof gutters and downspouts in those locations shown on the drawings. New gutters and downspouts shall be constructed of 24 GA GI materials. Gutters shall provide positive drainage and downspouts shall direct water away from the building.

6.08 PRE-FAB PANELS:

A) In those areas where clearance between mechanical equipment is insufficient to permit the smooth application of spray foam and coating membranes, pre-fabricated panels shall be installed by the roofing contractor. These panels shall consist of 3/4" "red-x", cabinet-grade particle board (as opposed to plywood or chip board), and shall be a minimum of 4'* 8' in dimension. Panels shall be prepared by priming with the specified primer at the rate of two dry mils nominal, after which a minimum of 2" of the specified roofing foam shall be applied. Foam application shall provide a tapered edge at the perimeter of all panels and shall be similar in texture to specified foam texture ( see application of spray foam); foam applied to pre-fab panels shall taper to zero thickness at a point 3" from all panel perimeters to provide an unfoamed surface through which mechanical fasteners and plates can be installed; upon completion of foam application, prefab panels shall be placed beneath ducting or mechanical equipment as required and mechanically fastened at their perimeters, 12" oc; panels should be placed so as to provide a 1" (+/- 1/2") gap between adjoining panels; upon completion of panel placement, exposed joints between panels shall be foamed closed by injection and all joints planed and filed to a smooth finish; panel joints, once foamed and finished, shall promote positive drainage; outside perimeters of installed panels shall, at this time, be foamed to the roof surface and spray foam operations in the field of the roof may continue. All pre-fabricated roofing panels shall meet all coating thickness, foam texture, and other requirements as required by the general roofing specifications. Tie-ins between pre-fab panels and the field of the new roof shall be sprayed in place so as to feather overlapping foam edges and provide a smooth and uniform transition between the new panels and the field of the new roof. Once foaming operations are complete, CONTRACTOR shall cut and trim tie-in to provide surface profile similar to existing.

7.0 APPLICATION OF SPRAY FOAM:

A) Contractor Qualifications. The application of the roofing system shall be performed by a Contractor who has entered into license agreement with the manufacturer of the polyurethane weather barrier coatings system to be installed on this project and who will be signatory to the warranty agreement required on this project. Roofing contractor shall have been engaged in the application of polyurethane roof systems under the same company name for a period of not less than five years, and will produce, as part of the Bid Documents, a list of jobs of comparable size and scope to the job herein specified. Polyurethane foam shall be applied by the same Contractor who applies the elastomeric weather coating materials. Spray foam applicator shall be approved by spray foam materials manufacturer.

Ambient Conditions. Spray foam operations shall be performed only during adequate periods of calm, open weather. All surfaces to receive spray foam shall be dry and free of dew or frost. Primer shall be dried free of solvent. Spraying operations shall not be conducted when wind velocity exceeds 15 MPH unless wind screens are used and approved by the Owner. Spraying operations shall cease if substrate temperatures fall below 60 degrees F or if substrate temperatures come within 5 degrees of the dewpoint or precipitation threatens.

Off-Ratio Polyurethane Foam. During the course of spraying operations, occasional equipment malfunction may result in off-ratio polyurethane foam being applied to the roof surface. All off-ratio polyurethane foam shall be removed and re-foamed immediately as the spray foam operation commences. The quantity of spray foam installed per day shall be governed by applicator's capacity to apply protective coating.

D) Polyurethane Surface Texture. The finished surface texture of the applied spray foam shall be free of excessive ridges, bumps, pinholes, etc., and be in an acceptable condition to receive the specified coating system. Acceptable foam profile shall be "smooth" or "orange peel" foam texture as defined by the Spray Polyurethane Foam Alliance Document PFCD-GS1-1/88. Polyurethane foam surfaces termed "popcorn" or "tree bark" are not acceptable. Passline areas are normally one degree higher in surface roughness. All overhanging roof perimeters shall be planed and filed to prevent damming or ponding at roof edges. In no instance shall foam be allowed to "curl" over roof edge or be visible from below. Remove all foam overspray from electrical conduits and gas piping to allow proper coating of same. Foam shall terminate a minimum of 6-inches above the field of the roof at all parapet walls and roof penetrations where possible. Foam at all roof penetrations, perimeters, and deck/parapet junctures shall be applied in such a way so as to prevent water damming or entrapment and provide a smooth transition from vertical to horizontal. All wall flashing shall be considered as part of the field of the roof with regard to foam and coating thickness and texture requirements. Any "folds" or other irregularities at these locations shall be removed by sawing, planing, and filing.

E) Finished foam thickness. Finished foam thickness shall be 1.5" minimum, except where shown otherwise on the drawings. Foam passes shall be a minimum of 1” inch in thickness with maximum thickness of 1.5 inches. All polyurethane foam in any area shall be applied to full, finished thickness the same day. "Drying in" of the structure will not be permitted unless this requirement can be met. Foam shall be terminated neatly a minimum of 6” above the roof line at all penetrations (except drains, parapet walls, or building junctions). All existing and new curb caps and other sheet metal detailing that is related to equipment service shall remain exposed. Under no circumstances may conduits, gas piping, or other roof accessories that may require service by the Owner or other trades be covered by spray foam. Foamed-in-place cants shall be smooth and uniform to allow positive drainage.

F) Foam Surface Condition. The polyurethane foam surface shall be allowed to cure sufficiently according to the manufacturer's recommendation and in accordance with the ambient temperature conditions. If, due to weather conditions, more than 48 hours elapse between foam and coating application, the foam shall be inspected for degradation or contamination.

G) Drainage. Finished polyurethane foam surface shall have sufficient slope to prevent excessive ponding water. Excessive ponding is defined as "as areas of 100 square feet or more in area which holds in excess of 1/2-inch of water as measured 24 hours after a rainfall." Small areas of standing water (bird baths) are acceptable. If the substrate does not have sufficient slope, then excessive ponding of water must be eliminated, either by building in slope by the application of additional spray foam or by the installation of pre-formed crickets. All polyurethane foam installed for drainage correction ("crickets" or slope) shall be installed directly upon the existing roof surface and beneath the final foam membrane "lift". Drainage correction by means of tapering the top "lift" of foam, except for minor detailing, will not be permitted.

8.0 APPLICATION OF PROTECTIVE COATING:

A) Contractor Qualifications. The application of the weather barrier coating system shall be conducted by the same Contractor who installed the polyurethane foam insulation materials. The coating applicator shall be approved by the material manufacturer. The Contractor shall have entered into legal contract and license agreement with the coating manufacturer, and as part of the Bid Documents, shall furnish, as proof thereof, a current certificate of license issued by the coating manufacturer. The operator of the application equipment and the spray mechanic shall be familiar with the equipment and its use with the weather barrier coating to be used on this project. He shall be familiar with the maintenance required for its operation. The applicator installing the weather barrier coating system shall be thoroughly familiar with the use of plural component, as well as moisture cured polyurethane coating products.

Application Rate. Install coating system according to manufacturer's recommendations, a copy of which shall be present on the jobsite at all times. It shall be the responsibility of the operator of the application equipment and mechanic to apply the materials at the rate required by the weather barrier coating supplier to give the required dry mil thickness of the finished membrane. The coating manufacturer shall provide, as part of the Bid Documents, minimum and average film thickness requirements, on a coat by coat basis, for the installed system. In the case of two part systems, the materials shall be pre-mixed. Proper ratio of the two components shall be required at all times during the application and is the responsibility of the Quality Controller. Coating thickness requirements shall be tested at all areas of the roof including roof penetrations and parapet walls. No uncoated foam shall be allowed at any location on the finished roof system. In no case shall the installed system be applied in less than three coats.

C) Protect all property from overspray or other damage.

D) Install additional application of coating at all roof penetrations, deck/parapet junctures, and roof perimeters to provide reinforcement against planar movement. Install additional base coating as required to completely fill open cells created by planing and filing detailing operations. Coating shall extend down into drains and/or scuppers far enough to thoroughly coat entire drain/scupper area with full system thickness. Coating shall terminate a minimum of three inches beyond all spray foam perimeters. Coating returns shall be neatly terminated and provide uniform architectural detail. Install equipment walkways according to coating manufacturer's recommendations. Paint all newly installed and existing sheet metal to match existing, as required by Owner.

8.1 BASE COAT APPLICATION:

The base coat shall be applied at a uniform thickness with a rate of application being governed by the foam surface texture. "Verge of popcorn" foam requires more coating and the applicator should apply the necessary coating to any such areas. Coating shall be applied at such a rate as to give the dry mil thickness specified. The freshly coated surface shall not be walked upon or disturbed until cured. Wheeled or other traffic over the partially or fully complete roof system shall not be permitted without the use of adequate protection, as determined by the manufacturer of the polyurethane roofing system.

Base Coat Inspection. The coating shall be allowed to cure and then be thoroughly inspected for pinholes, thinly coated areas, uncured areas, and other defects. If these are found, proper corrective action shall be taken before proceeding to the top coating operation. Pinholes shall be properly coated at this time. Each application of the base coat shall be checked by means of slit samples, for average and minimum dry film thickness to determine compliance with the weather barrier coating manufacturer's dry film thickness requirements (see submittals). The Quality Controller shall remove a minimum of 10 slit samples from each coat, per 10,000 square feet. Coating thickness shall be tested at all areas of the roof including roof penetrations and parapet walls. Base coat thickness requirements shall be met prior to installation of top coat materials. Mechanical damage still in evidence at the completion of base coating operations shall be repaired at this time. Minor abrasions, punctures, pinholes, or exposed foam surfaces must be treated prior to top coating by means of a suitable caulking or coating material. The base coat shall be free of pinholes, dirt, debris, water, frost, dew, or other contaminants before application of top coat.

8.2 TOP COAT APPLICATION:

A) Upon inspection and acceptance of the base coat condition by the Quality Controller, the top coat shall be applied at right angles to the base coat. Usage rates for the top coat will vary with the quality of the foam texture and additional top coating material shall be applied if specified foam textures are not met (see SPFA Document PFCD GS1-1/88 regarding the effects of foam texture on materials usage). Each application of the top coat shall be checked by means of slit samples, for average and minimum dry film thickness to determine compliance with the weather barrier coatings manufacturer's dry film thickness requirements (see submittals). The Quality Controller shall remove a minimum of 10 slit samples from each coat, per 10,000 square feet. Coating thickness shall be tested at all areas of the roof including roof penetrations and parapet walls. Top coat and total system thickness requirements shall be met prior to installation of granulated roof surfacing materials.

8.3 TOTAL COATING SYSTEM THICKNESS REQUIREMENTS:

A) Total coating thickness requirements. 45 dry mils average for urethane elastomers with a minimum thickness of 20 mils when measured at any point on the coated roof area.

8.4 GRANULATED ROOF SURFACING:

A) After the Quality Controller has determined that the weather coating system installation has been completed to manufacturer's specifications with regard to minimum and average film thickness requirements, install additional 2/3 gallon per 100 ft2 of top coat material to all previously top coated surfaces. Immediately following application of additional top coating, imbed in the wet coating 3M ceramic coated roofing granules (color: white) at the rate of 50# per 100 ft2. Granule application shall be made by means of a sandblast pot assembly or other device capable of maintaining production rates similar to that of the coating operation. Granule application shall be made within two minutes of coating application and shall result in even and complete coverage of all surfaces to which spray foam and top coating has been applied, including parapets and other vertical surfaces. Excess granules shall be removed from the roof surface after the top coat has dried sufficiently to allow foot traffic (minimum dry time-24 hours).

8.4 SECURITY/MAINTENANCE WALKWAYS:

A) Areas are shown or described on drawings for membrane reinforcement. Additional polyurethane coating and aggregate shall be installed in these areas. Walkways shall be a minimum 2-feet wide unless otherwise noted. Walkways shall be installed in the following manner: After the entire roofing membrane system and granule surfacing has been installed and the roof surface to receive walkway application has been neatly marked and masked, 2 gallon per 100 square feet of polyurethane top coating material shall be applied to the granulated roof surface. Immediately upon application of the top coating material, 20-40 mesh silica sand shall be broadcast into the fresh coating material. As aggregate settles into fresh coating and sinks out of sight, apply additional aggregate as necessary to thoroughly fill, to the point of refusal, the walkway surface. Several applications of silica sand may be necessary to fill coating material at walkway areas and prevent "shiners" or bare spots resulting from insufficient sand application. Allow coating and aggregate application to dry a minimum of 36 hours, or until walkway has achieved tack-free surface. Traffic on uncompleted walkways shall not be permitted. Traffic on completed walkways shall not be permitted for a minimum of 72 hours.

9.0 INSPECTIONS:

A) The cured dry film thickness of the finished membrane application shall be confirmed by the removal of slit samples from the roofing system, after which they shall be examined under magnification by means of an optical comparator. The Owner may retain, at his own expense, the services of an independent testing laboratory to make final inspection of the finished installation. In order to prevent a possible conflict of interest, inspection by the coating manufacturer's representative will not fulfill this requirement. Testing lab shall determine that finished installation meets or exceeds OWNER'S specified requirements and meets or exceeds MANUFACTURER'S requirements.

B) During the term of the warranty, CONTRACTOR shall inspect finished installation twice yearly, spring and fall, making note of any repairs required and informing OWNER of same. CONTRACTOR shall maintain inspection records on file for the term of the warranty.

9.1 MANUFACTURER'S WARRANTY:

In order to evaluate the various systems that may be offered as equals on a lifecycle cost basis, the CONTRACTOR and MANUFACTURER shall warrant, on the same document, the finished installation. Warranty shall provide specific protection against problems resulting from improper installation and defects in the material and workmanship. CONTRACTOR shall include, as part of the Bid Documents, a specimen of the proposed warranty.

The corporate surety warranty shall not exceed a term of one year.

Warranty term. Warranty term shall be ___10_____________ years.
