WYTD242005: Base Bid Facility 114 & 124 Shower Renovation
Questions and Responses
1. Please spec out what material to use for rebuild of showers and walls.
1A. Bldg. 114 per the PWS Section 5.1.d Studs-Cement Board-FRP
1A. Bldg. 124 per the PWS Section 5.1.e Fiberglass 1-piece or industry standard remodeler that comes in 2 piece or 3 piece with base and wall sections bolted and sealed per manufacture.
2. Are fiberglass shower pans and walls sufficient to use?
2A. Bldg. 114 does NOT require demo of the existing bases. Contractor shall utilize cement board and FRP for wall material with proper moldings for transition angles and butting up to existing tile.
2A. Bldg. 124 shall be fiberglass base and wall system. Per PWS 5.1.e. Govt is looking for a 1 piece or multi piece 1- person shower insert positioned over the CMU existing block or steel studs/hat channel.
3. Please indicate a stop point when demo is to stop for shower walls where existing tile is located
3A. Bldg. 124 Shall be replacement of the shower insert and just finished to the existing substrate. i.e. factory trim kit or field fabricated.
3A. Bldg. 114 areas noted on the highlighted drawing “Bldg 114 East Restroom”.
Noted areas are based on inspection holes with camera visual of the internal walls and their condition driving the contract to remove. Score mark or grout seam shall start transition from ceramic tile to FRP moldings using end cap with caulk providing transition from FRP to ceramic tile. Methods and means in the industry shall drive how contractor finishes all transitions.
4. What type of fixtures are we to use?
4A. Per the PWS Section 114 5.1.c and 124 5.1.d government stated “Power Systems or equal” Commercial grade mixing valve. Government will entertain products that are surface mount as an option to meet the contract.
5. Can the project duration be extended for longer than 30 days for completion of project? Recommended time to be 60 days.
5A. Performance will be accepted for 60 days or letter from manufacturer stating long lead times for material.
6. Are we to install new partition wall divider for double showers located in 152b and 153b?
6A. Per the PWS Section 114 5.1.e. Divider to convert single base into (2) independent showers shall be HDPE mounted at height for privacy of both male and female restrooms. SS304 or equal grab bar shall be mounted on each side of the divider which would be a total of (4). Government is requesting only the center divider to be replaced and contractor shall demo the center post and shower rail.
7. Are we to assume to replace the 2" branch of the main trunk line from the sewer for the drains?
7A. Yes, our camera inspection in the area (X) is what needs replaced. Cast iron has been compromised.
8. Are we to provide new shower rods and curtains?
The PWS does not mention any shower rod or curtains. Govt will provide and install those items. NOT REQUIRED IN THIS CONTRACT. See answer in 6A.
9. Your supplied drawings indicate that an epoxy non-slip surface is required in front of both of the 3’ x 3’ shower areas in Bldg 124 Main restrooms, will the other double shower areas in both the East Bldg 114 (mens and women) also require and epoxy non slip coating?
9A. Bldg. 114 “East Restrooms” does not require any work since the existing base will not be replaced. Per the SOW 114 5.1.f contractor just needs to clean and seal where the base and existing floor tile meet.
10. Is there a color preference of that coating?
10a. Any coating shall can be industrial light gray pigment or color matching “AIR
FORCE BLUE”
11. How do you propose transitioning from the existing tile surface to the epoxy coated area?
11A. Contractor shall utilize industry means and methods. Prefab divider strip (Metal or Plastic) can be utilized. Numerous companies have transition detail drawing describing the epoxy to other floors. i.e. VCT, Ceramic Tile, Carpet
12. To insure a durable coating it is proposed by epoxy installer for existing tile to be removed and existing concrete smoothed out for best adherence. This will result in a depression from existing tile level to epoxy, is this acceptable? Per installer an epoxy coating can be installed over existing tiles but long-term durability scant be guaranteed.
12A. The area where the epoxy requested has a floor drain located and noted to be demo’ d and installed with new piping. Finish floor after sanitary piping will be concrete with overlay of epoxy at entrance of shower. Epoxy area will need to be contoured to floor drain.
13. The existing 4”x4” tiles will be difficult to 100% match (color) due to age of the existing material, will “close to existing” be acceptable or is a preference for a complete contrast be required? This has relevance in how much demo needs to occur on side walls tiles that may not need to occur to access existing plumbing and can influence material and labor costs to replace shower surfaces.
13A. See Govt comment from Question 3. We are not utilizing tile to match existing but rather having contractor making a transition line and start the FRP program from that point. Existing walls were either ½ or 5/8 drywall with tile so with new wall section cross section of ½ cement board with FRP shall create thickness close to existing with sealant providing the final finish. Butt joint does not need to be exact just a functional transition.
14. Are the existing partitions between shower areas (Bldg 114 East Restroom) to remain, or will new be required? Color and finish preference if new required.
14A. Per the PWS Section 114 5.1.e. Divider to convert single base into (2) independent showers shall be HDPE mounted at height for privacy of both male and female restrooms. SS304 or equal grab bar shall be mounted on each side of the divider which would be a total of (4). Color shall be light gray or “Air Force Blue” Government is requesting only the center divider to be replaced and contractor shall demo the center post and shower rail.
15. Are operational water isolation valves serving restrooms available? During walkthrough none were found.
15A. Govt Personell will provide isolation to the areas.
16. Will both restrooms, in each building, be able to be blocked from usage during the construction process to allow an efficient construction workflow? Will it have any restrictions of any type during construction?
16A. Restrooms shall be considered “Construction Zone”.
17. Can alternate shower wall materials (cultured wall panels) be acceptable if tile match is unsuccessful?
17A. Tile will not need to be matched since we are using FRP final product.
(Fiberglass Reinforced Product) Color chart shall be submitted per PWS section
5.2.1 under the submittal section.
18. What is the required composition on the shower bases in Bldg. 114? Cultured marble/stone? Fiberglass inserts?
18A. Shower bases in Bldg. 114 are NOT to be replaced. PWS Section 5.1 for Bldg.
114 does not mention any demo or replacement of the men’s or women’s bases.
19. Current shower curtain hanging rods to remain or will some other screening method be used to give privacy to individuals using the facility?
19A. The PWS does not mention any shower rod or curtains. Govt will provide and install those items. NOT REQUIRED IN THIS CONTRACT.
20. Will a second site visit be allowed to get more detailed measurement for the shower areas? Provided drawing do not give enough detailed measurements or required specs?
20A. Second site visit can be scheduled not affecting the bid deadline.
