About this file

This file is a PowerPoint presentation detailing a construction project to repair the foundation of Building 859, a Fire Station at Selfridge Air National Guard Base in Michigan, with an estimated cost between $1-5 million. The project involves extensive foundation repairs due to settlement issues, including the installation of helical piles beneath thickened slabs and expandable foam injection for floor slab support.

The scope includes demolition and replacement of 120 LF of sanitary sewer, 1,345 SF of asphalt, and 160 SF of concrete sidewalk. Major interior work encompasses complete renovation of restrooms, including new plumbing fixtures, wall and floor finishes, and sanitary pipe replacement. The construction requires temporary relocation of building occupants to Relocatable Building Units placed in the eastern half of the Fire Station parking lot. The project will be completed in one phase, with temporary facilities constructed first. Notable technical requirements include installation of helical piles for wall support, expandable foam injection for slab stabilization, and extensive plumbing system replacements. The project is managed by NGB/A4O with key stakeholders including the Funds Manager (Steve Freese), MCP (Tim Doody), and BRAC & ARRA (Donna Lee-Harrel).

Demolition Site Plan

Remove and replace 120 LF of Sanitary Sewer Remove and replace 1,345 SF of Asphalt Remove and replace 160 SF of Concrete Sidewalk

All new pavement grades will maintain the current condition.

Will be limited vehicle moment in the southeast corner of parking lot for period of time during pavement replacement.

Site Plan - New Relocatable Building Units (Temporary Facilities) to be placed along eastern half of Fire Station parking lot.

Contractor Staging Area identified northwest of Fire Station. Contractor may require access to water and electric.

Southwest corner of parking lot north of Fire Station (12 stalls) would be closed to allow access to Contractor Staging Area.

Spoils from structural piles and utility trenching are to be placed at designated on-Base dump site.

Demolition Plan (existing floor plan)

Structural - Walls Problem:

Foundations/walls not supported by deep foundations have settled, causing cracks in the walls and finishes Solution:

Arrest further settlement Install helical piles below thickened slabs Preload helical until wall is lightly supported Do not attempt to raise/level walls

Building Systems

Structural - Walls Helical Piles are attached to the slab supporting the masonry walls

Structural – Floor slabs Problem:

Floor slabs have seen settlement, primarily due to the interior walls bearing directly on the slabs Solution:

Remove, backfill & compact, & replace portions of the floor slab in locations of pipe replacement and pier installation Expandable foam injection beneath existing-to-remain slabs to support/raise the slab

Structural – Floor slabs Slab Raising (Slab Jacking): Expandable foam injection beneath slabs to support/raise/level the slab Expandable foam preferred over grout due to light weight Holes drilled in slab to act as installation ports for foam injection

Architectural Flooring Most floor coverings will be removed for foundation repairs.

Replace with similar flooring in areas of removal or damage.

Carpet Tile, Porcelain Tile, Rubber Flooring, VCT.

Flooring is replaced by whole room.

Areas with existing to remain flooring are not being impacted by the structural work. These areas may be updated in a future full building renovation project.

Architectural Walls Walls fully or partially removed due to foundation repairs:

Replace walls with matching wall types where removed.

Replace CMU walls with metal stud and gypsum to save loading on the slab where appropriate, such as chase walls in the restrooms.

Locker bases will be wood framed rather than concrete to reduce weight on slabs.

Remaining walls that have new or existing damage:

Patch and repair walls where new or existing damage is noted.

Includes tuck pointing masonry and existing crack repair.

Replacing cracked masonry blocks in walls that remain.

New paint finishes throughout repair areas.

New porcelain wall tiles in restrooms.

Architectural Restrooms Extensive replacement necessary within the restroom footprint due to damage from settlement.

UG sanitary line replacement means replacing the floor slab and finishes. Finishes will be replaced in whole.

Wall finishes have cracking throughout the restrooms and will be fully replaced with new ceramic tile.

Opted to provide full restroom renovation, since most of it will be renovated already.

Including countertops, lockers, and toilet partitions.

These rooms will not require renovation in the future project.

Plumbing Underground Piping Recommendation is to flush main sanitary pipe routed from Mechanical room A101 down Corridor A116 south to sanitary main that exists building.

Recommendation is to flush main sanitary pipe routed from storage room A127B south under bedrooms and through ARFF bay.

Demolish sanitary pipe starting in corridor A169 that take floor drain waste from the kitchen and routed Physical Fitness room A157 to main sanitary pipe that exists the building.

Demolish sanitary main pipe starting in Toilet room A176 up to the east wall of UTA Bunker Storage room A162.

Demolish all existing underground and above ground sanitary pipe in the restroom areas, retain vent thru roofs to be reused in new work.
