About this file
This is an addendum to a competitive bid solicitation issued by the University of North Carolina at Chapel Hill for elevator modernization work on two parking structures. The project encompasses the complete modernization of the Dogwood Deck Elevator and the Business School Elevator 01 (West), which are included in the base bid with no new jacks required. Alternate No. G-2 provides an option for the complete modernization of Business School Elevator 02 (East) with a complete new jack assembly replacement. The re-bid opening is scheduled for 11:00 a.m. on October 27, 2026, at the Magnolia Conference Room 100A in the Giles Horney Building, 103 Airport Drive, Chapel Hill, North Carolina. This addendum, issued October 19, 2026, clarifies and modifies the original contract documents dated August 14, 2026, along with Addendums 01 through 03.
The addendum provides critical clarifications regarding the scope of mechanical work, specifically addressing the treatment of AC-2S equipment and its associated piping, condensate systems, controls, disconnects, and load-side wiring, which are assigned to Alternate G-2 rather than the base bid. The existing AC-2S unit will remain operational under the base bid with all replacement work occurring only if Alternate G-2 is accepted. Control requirements have been simplified to local controls only, eliminating any Building Automation System (BAS) integration requirements. Local wall-mounted temperature and humidity controls shall maintain the machine room at 75 degrees Fahrenheit and 50 percent relative humidity (adjustable), with the packaged DX unit enabled through the manufacturer's approved control interface. All contractors are required to acknowledge Addendum No. 4 in their bid form or proposal.

ADDENDUM NO. 04
October 19, 2026
BUSINESS AND DOGWOOD DECK ELEVATOR MODERNIZATIONS
UNC CHAPEL HILL
SCO ID NO. 24-28976-02A
WHN NO. 26122
The following is intended to clarify and/or modify the Contract Documents dated August 14, 2026 with
Addendums 01 thru 03.
GENERAL & QUESTION RESPONSES
A. The re-bid opening will be at 11am on October 27, 2026, in the Magnolia Conference Room 100A in the
Giles Horney Building, 103 Airport Dr., Chapel Hill, NC.
B. Alternate No. G-2 clarification: Base Bid includes the complete modernization of the Dogwood Deck
Elevator and the Business School Elevator 01 (West) with no new jacks required. Alternate No. G-2 adds the complete modernization of the Business School Elevator 02 (East) with a complete new jack assembly replacement.
C. Question: Is all mechanical work shown on M102 included in the base bid, regardless of whether Alternate
G-2 is accepted?
Response: Mechanical work on M-102 associated with AC-2S shall be included with the Alternate G-2 and not the Base Bid
D. Question: If any mechanical work belongs in Alternate G-2, identify the specific equipment tags and associated demolition, condensate piping, controls, disconnects, and load-side wiring to be included in the alternate.
Response: AC-2S and all associated demolition, condensate piping, controls, disconnects, and load-side wiring shall be included in the Alternate G-2 (not in Base Bid).
Addendum No. 4
E. Question: If AC-2S replacement is assigned to Alternate G-2, confirm whether the existing unit and its associated piping and electrical connections are to remain operational under the base bid.
Response: AC-2S will remain operational under the Base Bid and all work associated with the unit will occur in the G-2 alternate.
F. Question: Identify any shared equipment-room work that must remain in the base bid and any additional mechanical work required only upon acceptance of Alternate G-2.
Response: AC-2S will remain operational under the Base Bid and all work associated with the unit will occur in the G-2 Alternate.
G. Question: Are these units intended to operate using local controls only, or is connection to the University’s
BAS required?
Response: The units do not need to be tied into the BAS of the school. Local controls are the only thing required, so 2-3 are not applicable.
H. Question: If BAS integration is required, identify the existing BAS platform, acceptable controls manufacturers, and any required or designated controls contractor.
Response: See response above; not applicable
I. Question: Provide the required point list and sequence of operation, including temperature sensing, setpoint adjustment, enable/disable commands, status, alarms, and trending.
J. Question: Identify the integration method, connection location, required equipment interfaces, and responsibility for controllers, sensors, gateways, wiring, programming, graphics, licenses, and commissioning.
Addendum No. 4
K. Question: If BAS integration is not required, confirm that the listed BAS specification sections do not apply to this work and identify the required local thermostat/control arrangement.
Response: . See response above. Local controls are the only thing required and the BAS specification is not required. Control arrangement is as follows:
Component Arrangement
Local controller Digital, nonprogrammable temperature controller with adjustable setpoints.
Sensor location Interior wall approximately 48 inches above finished floor, away from unit discharge, doors, and machine heat sources.
DX unit interface
Manufacturer-approved remote thermostat interface and isolation relays as required.
Operating schedule
Available continuously, without occupied/unoccupied setback. Provide low-ambient cooling capability if required for year-round machine cooling.
PROVIDE LOCAL WALL-MOUNTED TEMPERATURE AND HUMIDITY CONTROLS TO MAINTAIN THE
MACHINE ROOM AT 75°F AND 50% RH, ADJUSTABLE. ON A RISE IN ROOM TEMPERATURE ABOVE
SETPOINT, ENABLE THE PACKAGED DX UNIT THROUGH THE MANUFACTURER’S APPROVED CONTROL
INTERFACE. COORDINATE ALL CONTROL CONNECTIONS WITH THE EQUIPMENT MANUFACTURER.
All Contractors shall acknowledge this Addendum No. 4 in Bid Form/Form of Proposal.
