About this file

This document is a Statement of Work (SOW) for a TSS Ductless System Installation project at the Newark Air Traffic Control Tower (EWR ATCT) for the Federal Aviation Administration (FAA). The scope of work requires a contractor to install a comprehensive HVAC system, including (1) 6-ton heat pump exterior unit, (3) indoor wall-mounted units, and complete integration with existing building automation controls. The installation involves detailed mechanical, electrical, and structural work, including refrigerant and drain piping, core penetrations through concrete walls, power circuit installation, and integration with the Schneider Electric EcoStruxure DDC system via BACnet.

The project encompasses multiple technical requirements across mechanical, electrical, controls, and structural domains. Specific tasks include installing a dedicated 208V 3-phase power circuit, providing a NEMA 4X disconnect, penetrating concrete and roof surfaces, installing an IP-IO module for backup cooling, and performing wall restoration and painting. The work must maintain the existing roof warranty and include comprehensive system testing, point list submission, and commissioning to validate operational performance. The project is located at the U.S. Department of Transportation Eastern Service Area in Burlington, Massachusetts, and is currently in a pre-solicitation stage.
