This document contains the technical requirements and evaluation criteria for commercial lodging services for the 118th Wing Air National Guard. Contracted quarters must be located within a 30-mile radius of two Nashville, Tennessee addresses (240 Knapp Blvd and 3041 Sidco Dr). Single and double occupancy rooms must contain a minimum of 270 square feet with single rooms having at least one queen bed and double rooms having at minimum two double beds; pull-out sofas or roll-out beds are not acceptable for double occupancy. All facilities must comply with OSHA standards and NFPA Life Safety Code, including operative smoke detectors, heat-sensitive sprinkler systems, and properly displayed and visible exit signs. The 118th Wing Safety Office will conduct mandatory site inspections, and non-compliance is grounds for rejecting a proposal without opportunity for corrective action.
Housekeeping standards require rooms and common areas to be free of pest infestation, dirt, odors, and structural damage, with bathroom floors cleaned and sanitized daily. Security requirements include 100 percent video surveillance coverage of the main desk and entryways, fully illuminated parking lots, controlled interior access during sleeping hours, double locks on room doors, and locking devices on all windows. If overbooking occurs, the contractor must accommodate guests at an equal or better quality facility at no additional expense, including transportation if guests lack personal vehicles. On-site dining or kitchen facilities must maintain a current Grade A Health Certificate and meet food storage temperature requirements. All fitness areas and swimming pools must be maintained in safe, working condition with proper sanitation. The 118th Wing Lodging/Services team, Public Health team, Security Forces, and Anti-Terrorism Officer will evaluate compliance during site visits.
