Summary: Addendum #1 to Request for Bid – 2026 Roofing Program
This is Addendum #1 to a Request for Bid issued by Birmingham Public Schools for the 2026 Roofing Program covering roofing replacement work at four facilities: Derby Middle School, Pierce Elementary School, Quarton Elementary School, and West Maple Elementary School in Birmingham, Michigan. The project involves complete roofing replacement including removal of existing materials, installation of new EPDM membrane systems, insulation, flashings, sheet metal components, and associated site restoration work. Bidders must acknowledge receipt of this 88-page addendum on their bid forms. A pre-bid meeting was held on October 22, 2025, and site visits must be scheduled 48 hours in advance with Leonard Dietrich (248-867-6954). The bid due date is Wednesday, November 5, 2025, at 1:30 PM EST, with bid opening at the same time and location. Bid award is scheduled for Tuesday, December 9, 2025. The contract term shall not exceed twelve months, with project commencement anticipated as early as June 15, 2026, and substantial completion targeted for August 14, 2026. Two separate projects are defined: Project #1 encompasses Derby Middle School and Quarton Elementary School; Project #2 encompasses Pierce Elementary School and West Maple Elementary School. A separate bid bond is required for each project.
Bidders must submit bid security in the form of a bid bond or certified check equal to five percent of the bid amount. For contracts exceeding $50,000, acceptable bidders must provide Performance Bonds and Labor and Material Payment Bonds equal to 100 percent of the contract price within 15 days of award. Unit pricing must be provided for various scope items including deck replacements, repairs, roof drain installations, and wood blocking in multiple sizes. All applicable state and local taxes must be included in bids. The addendum provides detailed specifications for materials including fully adhered EPDM membrane systems, polyisocyanurate insulation in varying thicknesses depending on location, elastomeric coatings for concrete coping surfaces, and shop-fabricated sheet metal components meeting ES-1 requirements. Specific technical clarifications address EPDM seam taping requirements (minimum 3-inch factory tape plus 5-inch cover tape), mechanical attachment protocols for multi-layer insulation, equipment curb flashing minimum heights of 8 inches, and coordination requirements for electrical conduit relocation at Derby Middle School. A StructureTec warranty audit program pricing component must be included and distributed evenly across base bid items within each project.
