About this file
This is a Statement of Work (SOW) for comprehensive cleaning and decontamination of the HVAC system at Building 1403, Squadron Officer School, Maxwell Air Force Base, Alabama. The facility encompasses approximately 115,000 square feet located at 125 Chennault Circle, Bldg 1403, Maxwell AFB, AL 36112. The contractor must provide all labor, equipment, and materials to clean all Air Handling Units (AHUs) including interior surfaces, fans, coils, and drain pans; all supply, return, and exhaust ductwork; and all terminal devices such as diffusers, grilles, and registers. Where access panels do not exist, the contractor must perform structural cut-ins and install appropriate access panels. Special provisions require scaffolding in the Polifka Auditorium to reach high-elevation components, and the contractor is responsible for safe removal and reinstallation of seating if necessary to gain access.
All cleaning and remediation work must comply with the latest National Air Duct Cleaners Association (NADCA) ACR standards. The prime contractor or designated subcontractor must possess active mold remediation certification such as ANSI/IICRC S520 Standard. Any antimicrobial agents, disinfectants, or coatings applied must be EPA-registered for HVAC system use. Standard work hours are 0800 to 1600 Monday through Friday, excluding federal holidays, though after-hours and weekend work may be performed with prior coordination and approval from the Facility Manager and Contracting Officer. The contractor must provide comprehensive documentation including pre- and post-cleaning photographs or videos, a detailed close-out report with Indoor Air Quality (IAQ) testing results or visual verification, and a log detailing all microbial response actions with specific EPA-registered antimicrobial agents used and treatment locations. A one-year warranty on all workmanship is required. The work location point of contact is the Facility Manager Stephen Wade (334-953-5894) or Tamar Selmi (334-953-1522). Standard security and base access requirements apply, including REAL ID-compliant credentials, base identification badges, vehicle passes, and compliance with base antiterrorism measures and traffic regulations.
