About this file

This is a Description of Intended Single Source Purchase (PUR 7776) filed by the Florida Department of Revenue for an online license agreement with CoStar Realty Information, Inc. The agency seeks to procure CoStar Suite licenses, a comprehensive commercial real estate information database service that enables Property Tax Oversight appraisers to comply with Florida Statutes 193 and 195. The service provides access to commercial real estate data across Florida's 67 counties, including comparable sales information, space availability for lease, tenant information, lease comparables, properties for sale, and analytical information. The contract term is three years, from June 1, 2026, through May 31, 2029. The deadline for prospective vendors to submit written information regarding their ability to supply the requested services is April 15, 2026, at 12:30 P.M. ET, with responses to be directed to Edwin Valla at the contact information provided.

The estimated dollar amount for this single source purchase is $603,370.31. The procurement is designated as single source due to the proprietary nature of the CoStar online database and the fact that licenses to this database are available only through CoStar Realty Information, Inc. CoStar's database utilizes Census-verified and fact-based sales transactions rather than sampling, maintains a complete inventory of sales and lease properties, physically inspects and photographs properties, and processes over 120,000 data updates daily. The notice was posted on March 25, 2026, and will remain posted for at least 15 business days in accordance with Florida Statutes 120.57(3) and 287.057(3).
