P a g e | 30
These documents contain technical details, construction criteria, symbology, load charts and engineering guidelines that must be considered during the execution of the project. The contractor shall be responsible for reviewing, interpreting, and verifying all information contained in these documents prior to commencing work.
C.4.2. CLIN 1 - Demolition, Dismantling, Removal and Disposal
The Contractor shall execute all demolition, dismantling, and removal activities as a controlled and sequential technical process aimed at preparing the project area for new construction works. These activities shall include, but not be limited to, the demolition of existing floor finishes, gypsum board partitions, suspended ceilings, and the removal of electrical, IT, doors, windows, and associated systems.
Execution shall be carried out in a manner that prevents damage to the structural elements of the building, including slabs, columns, and beams, as well as any systems that are to remain operational. The Contractor shall perform a prior site verification to identify existing conditions, active systems, and potential interferences, ensuring that all removals are executed safely and without unintended impacts.
Demolition of floor finishes shall include the complete removal of all layers down to a sound substrate, ensuring that no residual materials remain that could affect the adhesion of new finishes. The process shall be performed using controlled methods to avoid structural vibrations or surface damage.
Dismantling of gypsum board walls shall be executed progressively, beginning with the removal of embedded electrical and data systems, followed by panels and supporting metal framing. All anchoring elements and residues shall be removed, leaving surfaces clean and ready for subsequent works.
The removal of suspended ceilings shall be carried out systematically, ensuring that all integrated systems such as lighting, ductwork, and wiring are identified prior to removal. Panels and structural components shall be dismantled in a controlled manner to prevent accidental detachment or damage.
Electrical and IT systems shall be removed only after verification of de-energization, ensuring safety at all times. All components, including conduits, wiring, devices, and accessories, shall be fully removed.
P a g e | 31
Doors and windows shall be carefully dismantled to avoid damage to structural openings. Their final disposition shall be determined solely by the Employer.
All waste materials shall be handled in accordance with building regulations, ensuring proper containment, transportation, and disposal in authorized locations.
The Contractor shall coordinate logistics for waste removal, including the controlled use of elevators or emergency stairways, ensuring compliance with load limitations and protection of building infrastructure.
Hazardous Materials Investigation
No intrusive hazardous material survey has been performed as part of this project.
Based on visual inspection, no evidence of damaged asbestos-containing materials, lead paint deterioration, mold, pipe insulation deterioration, or other hazardous building materials was observed within the intervention area.
If any suspect hazardous material is encountered during demolition or construction activities, the Contractor shall immediately stop work in the affected area, notify the
COR, and shall not resume work until written authorization is provided. Handling, removal, transportation, and disposal of hazardous materials shall comply with applicable Honduran regulations and internationally accepted safety practices.
C.4.3. CLIN 2 - Architectural Works
The Contractor shall execute all architectural construction works required to develop the new spatial configuration of the project, including structural and non-structural elements, partitions, finishes, and integration of systems.
The construction of reinforced masonry walls shall be carried out as a structural extension anchored to the existing slab. This shall involve drilling and installing reinforcing steel bars using structural epoxy adhesives, ensuring proper load transfer between new and existing elements. Concrete elements such as tie beams and columns (soleras and castillos) shall be constructed using appropriate formwork, controlled material quality, and proper curing procedures to ensure structural integrity.
Gypsum board partitions shall be constructed as complete modular systems consisting of galvanized metal framing, double-sided panels, internal reinforcements, and fully treated joints. The Contractor shall coordinate all embedded installations prior to closing the walls, ensuring that electrical conduits, devices, and other systems are properly integrated.
P a g e | 32
Cement board (durock) walls shall be installed in wet areas such as bathrooms, using moisture-resistant materials and corrosion-resistant fasteners. All joints shall be properly treated, and the system shall be prepared to receive ceramic finishes.
Floor finishes shall be installed over properly prepared substrates, ensuring that surfaces are level, clean, and free of voids. Porcelain tiles shall be installed using appropriate adhesives and spacing systems, guaranteeing alignment, uniform joints, and long-term durability. No installation shall proceed without prior approval of materials, colors, and finishes by the Employer.
Ceramic finishes in bathrooms shall include anti-slip flooring and wall tiles, installed using suitable mortars and adhesives, ensuring proper bonding and resistance to moisture.
Suspended ceilings shall be installed at the design height, approximately 2.45 meters, using a metal suspension system and modular panels. The installation shall be coordinated with electrical and HVAC systems to ensure all components are in place prior to closing the ceiling. The system shall allow accessibility for maintenance and remain free of deflections.
Painting works shall be executed using high-quality acrylic latex paint, suitable for interior environments, ensuring durability, uniform finish, and ease of maintenance.
All surfaces shall be properly prepared, including sealing and priming, prior to final application.
C.4.4. CLIN 3 – Doors
The Contractor shall supply and install all doors required for the project, ensuring proper alignment, leveling, and functionality in accordance with the design requirements.
Doors shall be installed considering actual site conditions, including finished wall thicknesses, floor levels, and structural supports. Installation shall ensure proper anchorage to surrounding elements, particularly in cases where doors are integrated into reinforced walls.
All hardware, including hinges, locks, handles, and accessories, shall be installed in accordance with manufacturer specifications, ensuring durability and smooth operation. Special doors, such as security or reinforced doors, shall be properly integrated into structural elements to guarantee stability and performance.
P a g e | 33
C.4.5. CLIN 4 - Windows
The Contractor shall supply, fabricate (if applicable), and install all window systems required for the project, including fixed glass panels, framed windows, and any associated aluminum or metal profiles, in accordance with the architectural design and project drawings.
All window installations shall be executed considering actual site conditions, including wall thickness, finished floor levels, and structural openings. Prior to installation, the Contractor shall verify all dimensions in the field to ensure proper fitting and alignment with surrounding elements.
Window systems shall be installed plumb, level, and square, ensuring proper anchorage to the structural or partition elements.
