Scope of Work
The San Francisco VA Medical Center requires the services of a qualified general contractor to execute the requirements of project 662-23-121, Replace Interior Doors – Building 200. This requirement is limited to the direct replacement of existing interior doors and related hardware. Areas of work are in Building
200 occurring on Ground, 1st, 2nd, and 3rd floor. Replacement doors are to be fit to existing frames. This requires individual measurements to coordinate hinge and strike placements. Replacement materials include door slabs, mortise locksets, hinges, closures, and crash hardware. Materials do not include lock cores which are to be relocated by the VA (removed from existing and reinstalled into new). Kickplates and glazing, where salvageable, are approved for reuse.
Specific specifications sections are provided however the VA standard master specifications are the standards from which any other sections would emanate.
Develop any other specification sections that may be required to lend sufficient detail to the requirement.
Provide floor plans to identify individual doors, numerically or otherwise to correspond to phasing plan and schedule
Generate and submit phasing plan and schedule
Submit products for review and approval from the VA. Products referenced are VA standard use items and substitutions, while possible, may not necessarily be approved. Hardware, Mortise –
Shlage Type S, and Egress – Von Durpin 9927 Rated Panic
Products and Quantities
Corridor Doors – 240 passage doors to corridor spaces have been identified, 63-G, 106-1st, 56-2nd, and
25-3rd floor. Roughly 75% of these doors are 36” however there are several 42” and 48” doors.
Replacement doors are all to be 45-minute rated to accommodate 1-hour barriers. Surface materials are to be an institutional grade resilient laminate with a Birch grain and color finish.
A total of 10 sets of corridor partition doors – 2-36” for a total opening width of 6’, exist that require a 45-minute rating. These have the same technical requirements as above.
Fire-Rated Doors – A total of six 6’ double egress and one 3’ single egress doors require replacement.
These are similar to the above in technical specifications however require a 90-minute rating.

Constraints / Existing Site Conditions
Replacements are required to occur within a single day to include demolition of existing and reinstallation of new. The lone exception is where repair of frames are required which includes drying time. Close coordination is required with VA staff to minimize impact to operations as much of these doors exist in an operating clinical environment. It should be anticipated that roughly 50% of labor hours will be outside of normal business hours, or weekend hours and needs to be approved by contracting officer.
