About this file
This Statement of Work (SOW) details a roof replacement and refurbishment project for the Providence Airport Traffic Control Tower (ATCT) and associated buildings at T.F. Green International Airport in Warwick, Rhode Island. The project involves a total roof replacement using PVC membrane for multiple buildings including the Tower Cab, Base-Building, Tech-Ops, Telco, and Low Roof, which will also require new lightning protection. Additionally, the project will address significant water infiltration issues by removing and replacing defective caulking between precast panels, vents, and window seals.
The scope includes comprehensive site survey work completed on 04/25/23, with deliverables such as a Site Survey Report, preliminary and final drawings, specifications, construction cost estimate, and proposed construction schedule. The buildings, constructed in 1990, are experiencing extensive water leaks on multiple floors, causing potential structural damage and mold risks. The final design package is scheduled to be completed by May 2025, with the project targeting resolution of water infiltration problems and overall building envelope improvement for the FAA facility.

STATEMENT OF WORK
Providence ATCT (PVD)
Warwick, RI Roof Replacement and Refurbish and Re-Caulk ATCT Tower, Tech-
Ops, Base Building, & E/G Building Project
Introduction
The Providence (PVD) Airport Traffic Control Tower (ATCT) has a roof replacement project of ATCT buildings (Tower Cab, Base-Building, Tech-Ops, Telco and Low Roof). This will be a total roof replacement with PVC membrane. The previously listed buildings will require new lightning protection. Also to refurbish and re-caulk ATCT buildings (Tower, Base-Building, Tech-Ops, E&G and Telco). The caulking between the precast panels, the vents and window seals has begun to fail and water is entering the building. Water is also infiltrating the elevator access hallway, causing puddles and a slipping hazard. This defective caulking needs to be removed and replaced. PVD ATCT was built in 1990 (34 yrs old). Tech Ops has identified water leaks on each of the 5 floors of the tower. Water is leaking from the 5th floor HVAC vents, the 4th floor ceiling, and window, 3rd floor ceiling and 1st & 2nd floor doors. Leaks have been detected in some Base Building offices. Also noted were several damp spots around the tower walls and ventilation louvers. This moisture is beginning to cause damage and could eventually lead to mold. All buildings will be power washed including the Telco building.
Perform Site Survey (Completed on 04/25/23)
a) Kickoff meeting including all concerned parties and ensure all requirements for survey are clear and if any JCN’s interfere with schedule.
b) Collected technical data to support preparation of an engineering package including all door, window and louver locations.
c) Assess any site environmental issues that shall impact the project scope and/or final engineering design.
Deliverables:
1. Site Survey Report
2. 75% review Preliminary drawings and specifications
3. 100% Final drawings, specifications and all other design documentation
(vendor information, calculations…etc.)
4. Construction Cost Estimate
5. Proposed Construction Schedule
6. 100% Final design package to be completed by: May 2025
