Property Information

Year of Construction: 1993 (per property appraiser)

Layout: (per property appraiser)

Scope of Inspection The inspection covers visible portions of major systems and components, with some areas potentially inaccessible. Hidden or subsurface conditions, unattached structures, sidewalks, driveways, and engineered drawings are excluded.

General Condition The home is generally in need of professional repairs as described below. Noted deficiencies are primarily due to wear and tear from regular use, deferred maintenance, or environmental exposure.

Specific Conditions & Deficiencies

1. Roofing

Deficiency:

The existing shingled roof has come to the end of its useful life and needs to be replaced.

Several leaks have been reported throughout the residence.

Recommendation:

Remove and replace the existing asphalt shingle roof with new 30-year architectural shingles. Install self-adhering waterproof membrane per manufacturer’s specifications.

Remove the existing roof covering and inspect the complete roof deck. Include an estimating allowance to replace approximately 30% of the roof sheathing. Re-nail all sheathing with 10D ring shank nails at 4" O.C. edge and 6" O.C. field. Match current roof sheathing thickness. Provide new flashing, drip edge, ridge vent, and normal roof accessories as required for a complete installation. Protect the recently installed attic insulation during construction. Contractor shall verify all quantities before ordering materials.

2. Overhanging Tree Limbs

Mature tree limbs extend over portions of the residence and may interfere with safe access and completion of the roof work.

Recommendation:

A professional tree service shall trim dead and overhanging limbs as necessary to provide a minimum clearance of 6 feet horizontally from the roof edges and 8 feet vertically above the roof. Remove and haul away all resulting debris. Complete tree removal is not included.

3. Chimney Chase — Flashing, Cricket, and Cap

Deficiency: The chimney chase is clad in vinyl siding and terminates at a metal cap. Rust staining originating at the cap and running down the face of the chase indicates corrosion at the cap and flue penetration. A significant area of roof drains toward the upslope side of the chase.

Recommendation: Contractor shall remove all existing flashing, counterflashing, and the chase cap at the chimney chase. Contractor shall provide a cricket on the upslope side of the chase in accordance with Section R903.2.2 of the Florida Building Code, Residential, framed and sheathed to divert water around both sides of the chase, and covered with self-adhering waterproof membrane and metal flashing. Contractor shall install new base flashing at the downslope face and new step flashing along both sides, with new counterflashing lapped beneath the existing vinyl siding and mechanically fastened;

counterflashing shall not rely on sealant alone. Contractor shall furnish and install a new prefabricated chase cover with cross-break, hemmed edges, and a minimum 2-inch overhang with drip edge. The chase cover shall be Type 304 or Type 316 stainless steel;

aluminum and galvanized steel are not acceptable. A new storm collar shall be installed at the flue penetration and sealed with high-temperature sealant rated for the application. All fasteners shall be stainless steel. Contractor shall notify the Owner if the flue pipe is observed to be rusted through. All siding disturbed during flashing installation shall be replaced with new material matching the existing profile and color as closely as possible.

4. HVAC Unit 1

The existing HVAC Unit 1 is reported to be non-operational.

Recommendation:

Replace the existing air handler and condenser with a new energy-efficient central HVAC system of like capacity. Include a programmable thermostat and all required connections.

Ensure all work complies with current mechanical code. The contractor shall verify the required system capacity before ordering equipment.

5. HVAC Unit 2

The existing HVAC Unit 2 is reported to be operational but very old and near the end of its expected useful life.

Recommendation:

Replace the existing air handler and condenser with a new energy-efficient central HVAC system of like capacity. Include a programmable thermostat and all required connections.

Ensure all work complies with current mechanical code. The contractor shall verify the required system capacity before ordering equipment.

6. Exterior Doors — Replacement Deficiency: The two (2) front entry doors and the rear entry door are past their useful life.

Recommendation: Contractor shall remove and dispose of the three (3) existing exterior doors and install new pre-hung exterior door units, including rot-proof jambs, sills, thresholds, weatherstripping, and all required installation materials and hardware. The two (2) front entry doors shall be furnished with a half-round fan lite matching the existing configuration. The rear entry door shall be furnished with a glazed upper lite over solid lower panels, matching the existing configuration. Each door shall bear a valid Florida Product Approval (FL#) for the design pressures required at this location.

Contractor shall field-measure each existing opening prior to ordering and shall verify door swing and handing. All anchorage shall be installed per the product approval and manufacturer's installation instructions. All three (3) doors shall be furnished with new lock sets and dead bolts, keyed alike, and shall be installed plumb, square, and fully operational, with all gaps sealed weathertight at the perimeter. At the rear entry door only, contractor shall additionally furnish and install one (1) removable hurricane protective fabric system sized to cover the full opening with the manufacturer's required edge overlap. The fabric system shall bear a valid Florida Product Approval (FL#) and the approval shall cover the actual dimensions of the opening. Permanent anchors shall be installed into the surrounding wall structure per the product approval and manufacturer's installation instructions; anchorage into siding or trim alone is not acceptable. Contractor shall furnish all grommets, fasteners, and attachment hardware required for a complete installation, together with a labeled storage bag and the manufacturer's deployment instructions, and shall demonstrate installation and removal of the panel to the homeowner upon completion. Contractor shall repair any siding, exterior trim, or interior casing disturbed during the work with new material matching the existing profile and color as closely as possible. All work shall be performed per applicable Florida Building Code requirements.

7. Ceiling Repair — Water-Damaged Areas Deficiency: Three (3) areas of ceiling damage were observed, consistent with the roof leaks reported throughout the residence.

Recommendation: Contractor shall repair three (3) damaged ceiling areas. This work shall not begin until the roof replacement in Item 1 and the chimney chase work in Item 3 are both complete and the structure is watertight. At each location, contractor shall cut back the damaged drywall to clean, square edges in sound material, install backing as needed, and patch with new drywall of matching thickness. All joints shall be taped and finished with a minimum of two coats of joint compound feathered to a smooth transition. Contractor shall prime with a stain-blocking primer, texture to match the existing ceiling finish, and paint out to the nearest natural break so that no patch outline is visible. Insulation above each repair area found wet shall be removed and replaced with new material matching the existing type and R-value; the remaining attic insulation shall be protected and left in place. Contractor shall field-verify the actual extent of damage at each location prior to bidding. All work shall be performed in a neat, workmanlike manner consistent with the surrounding interior finishes.
