STATEMENT OF WORK
RENOVATE DORMITORY RESTROOMS & SHOWER STALLS
Provided below is a brief Statement of Work to renovate two restrooms, a five-stall shower area and a two-stall shower area within Building No. 267 located at Fort Defiance, Arizona.
The project site is at the Bureau of Indian Affairs (BIA) Wildfire and Aviation Management Compound located at Route 12 in Fort Defiance, Apache County, Arizona, approximately 33 miles Northwest of Gallup, New Mexico. The project consists of the complete interior demolition and renovation of the men's restroom which includes six shower stalls, flooring for restroom area, and toilet stalls, and partial replacement of hallway flooring, Also, depending on funds, the renovation of the women’s dorm restroom, with similar renovation, all within the dormitory area of building #267.

Specified work is outlined below (may not be in sequential order):
Men's Restroom & Shower Area and Portion of Hallway
Demolition
• Remove and dispose all existing appurtenances, three (3) toilet bowls and flush valve assemblies, four (4) wash basin sinks and drain fittings, three (3) urinals and flush valve assemblies, three (3) soap dispensers and three (3) towel dispensers.
• Remove and dispose of three (3) toilet partitions, three (3) urinal partitions, one (1) 11' sink countertop.
• Remove and dispose of three (3) electric wall-mounted hand dryers.
• Remove one (1) 8' wooden bench and refurbish for reinstallation in the same location.
• Remove and dispose of five (5) shower faucets and shower heads.
• Remove and dispose of all porcelain wall tile around the perimeter of the entire 10' x 35' restroom, including the wall partitions of the shower area.
• Remove existing backer board substrate material from all the walls in the shower areas.
• Remove and dispose 10' x 24' of old 12" VCT floor tiles in the restroom area.
• Remove and dispose 10' x 11' of old porcelain tiles on the floor area of the showers.
• Remove and dispose 5' x 16' of old carpet in the hallway around the entrance to the restroom.
• Remove and dispose approximately 10' x 24' of damaged wooden substrate flooring in the restroom, including a portion of hallway flooring around the entrance to the restroom at 5' x 16' for a total of 320 SF2.
• Carefully remove one ten-foot wall mirror and store in a safe and secure place for later reinstallation in the same location. The Contractor shall be responsible for any damage that occur to materials salvaged/scheduled for use.
• Remove and dispose of five (5) 36" fluorescent light fixtures from a recessed ceiling area and prepare ceiling and electrical circuits for new recessed LED light fixtures.
• Remove and dispose of three (3) light fixtures in the shower area and install new waterproof LED light fixtures where old fixtures were removed.
Renovation
• Install approximately 1O' x 24’ of new waterproof substrate flooring in the restroom, including a portion of hallway flooring around the entrance to the restroom at 5' x 16' for a total of 320
SF2.
• Install new substrate backer board onto the walls and partition walls in the shower area.
• Install approximately l0’ x 24' of new porcelain floor tiles in the restroom area including a portion of hallway flooring around the entrance to the restroom at 5' x 16' for a total of 320
SF2.
• Install approximately 10' x 11' (110 SF) of new porcelain floor tiles in the shower area.
• Install new porcelain wall tile, up to six feet in height around the perimeter of the entire 1O' x 35’ restroom, including the wall partitions of the shower area.
• Apply new water-based, semi-gloss latex paint to all non-tiled areas of the entire restroom, including the ceiling area.
• Install two (2) new 120-volt touchless wall mounted hand dryers.
• Install three (3) new toilet bowls. Provide toilets that are designed to give a powerful, clog-free flush while using considerably less water (1.6 gpf), high efficiency toilet, color will be "White".
Provide toilet with tank, seat, and wax ring. Suggested manufacturers: American Standard or Kohler.
• Install one (1) new four-basin sink countertop, four (4) new wash basin sinks with sink faucets and all new drain fittings for each new sink. Faucets shall be cast brass and polished, chrome-plated finish, dual lever meeting ASME A 112.18.1. Flow rate for faucet, maximum 2.2 gallon-per-minute (gpm). Suggested manufacturers: Delta, American Standard, or Moen.
• Install three (3) new touchless soap dispensers above the new sink countertop.
• Install three (3) new touchless paper towel dispensers at designated locations in the restroom area.
• Install three (3) new urinals with Sloan brand automatic flush valve assemblies. The existing drain piping for the urinals shall be inspected and cleaned with a plumber's snake or replace the existing drainpipe nipple, if necessary, to ensure proper flushing and drainage
• Install three (3) new toilet bowl partitions at the same locations of the existing partitions. One water closet shall meet the minimum requirements of the Americans with Disabilities Act (ADA), to include handicap handrails and required dimensions in size.
• Install three (3) new urinal partitions at the same locations of the existing partitions.
• Reinstall one (1) 8' refurbished wooden bench in the same location.
• Install four (4) new standard shower faucets and new shower heads. Single handle pressure-equalizing anti- scald type faucets meeting ASME A 112.18.lm; ASTM F 444; ASSE 1016;
maximum 2.5 gallon per minute (0.16-Us) flow rate; and polished, chrome-plated finish, unless otherwise specified.
• Install one (1) new shower faucet assembly to meet the requirements of the Americans with Disabilities Act (ADA). Single handle pressure-equalizing anti- scald type faucets meeting
ASME A 112.18.l ; ASTM F 444; ASSE 1016; maximum 2.5 gallon per minute (0.16-Us) flow rate; and polished, chrome-plated finish, unless otherwise specified. Complete with shower head, hand shower, slide bar, shower arm, hose, and valve trim.
• Install one (1) stainless steel folding handicap shower seat and two (2) handicap handrails in the handicap shower area, to meet the requirements of the American with Disabilities Act (ADA)
• Reinstall one (1) 10' wall mirror in the same location.
• Modify the recessed ceiling area where the five fluorescent light fixtures were removed.
Construct to make it flush with the existing restroom ceiling and install new recessed moisture proof LED ceiling light fixtures- five (5) each, wet-rated trim design, utilizing existing electrical circuits.
• Install two new electrical GFCI outlets and cover plates, and two light switches and cover plates utilizing existing electrical circuits.
• Install three (3) new recessed LED ceiling light fixtures in the shower area, wet-rated trim designed for shower areas.
Ladies Restroom & Shower Area
Demolition
• Remove and dispose of all existing appurtenances, two (2) toilet bowls and flush valve assemblies, two (2) wash basin sinks and drain fittings, two (2) soap dispensers and two (2) towel dispensers.
• Remove and dispose of two (2) toilet partitions and one (1) 6' sink countertop.
• Remove one (1) 6' wooden bench and refurbish for reinstallation in the same location.
• Remove and dispose two (2) shower faucets and shower heads.
• Remove and dispose of all porcelain wall tile around the perimeter of the entire 10' x 18' restroom, including the wall partitions of the shower area.
• Remove and dispose 10' x 15' of old 12" VCT floor tiles in the restroom area.
• Remove and dispose 3' x 10' of old porcelain tiles on the floor area of the showers.
• Carefully remove one six-foot wall mirror and store in a safe and secure place for later reinstallation in the same location. The Contractor shall be responsible for any damage that occur to materials salvaged/scheduled for use.
• Remove and dispose five (5) 36" fluorescent light fixtures from ceiling area and prepare ceiling and electrical circuits for new recessed LED light fixtures.
• Remove and dispose of two (2) light fixtures in the shower area.

• Install approximately 3' x 10' (110 SF) of new porcelain floor tiles in the shower area.
• Install new porcelain wall tile, up to six feet in height around the perimeter of the entire 10' x 18' restroom, including the wall partitions of the shower area.
• Apply new water-based, semi-gloss latex paint to all non-tiled areas of the entire restroom, including the ceiling area.

• Reinstall one (1) 6' wall mirror in the same location.
• Modify the ceiling area where the five fluorescent light fixtures were removed. Construct to make it flush with the existing restroom ceiling and install new recessed ceiling LED light fixtures-five (5) each, wet-rated trim design, utilizing existing electrical circuits.
• Install two (2) new recessed LED ceiling light fixtures in the shower area, wet-rated trim designed for shower areas.
• Install one (1) new electrical GFCI outlets and cover plate, and two light switches and cover plates. Utilize existing electrical circuits.
Deliverables
• The Contractor will be required to submit to the COR for review and approval all materials data, to include wall and floor tiles, plumbing fixtures and related appurtenances that will be incorporated into the project prior to issuance of Notice to Proceed.
• Contractor shall provide their own portable trash bin and shall dispose of all construction debris at an EPA-approved landfill located off Navajo reservation lands.
• Contractor shall furnish a binder to include all product data and parts listings for the new appurtenances - automatic flush valves, soap dispensers, hand towel dispensers, touchless sink faucets and shower faucets and LED light fixtures.
