SOURCES SOUGHT NOTICE
Maintain Wawona Hotel Buildings and Premises Yosemite National Park
1. Background and Purpose
The Wawona Hotel Complex was established in the late 1850s with present construction completed in 1874. The Wawona Hotel is listed on the National Register of Historic Places (NRHP) as a National Historic Landmark. The hotel is the largest existing Victorian hotel complex within a national park and derives further historical significance through its architectural design, craftsmanship, and integrity. The site is nationally significant for its importance in fine art, regionally significant in the areas of commerce, conservation, and transportation, and locally significant in the area of exploration and settlement.
The Wawona Hotel complex consists of six buildings, including a main hotel building with a lobby and guest registration desk, a kitchen and dining room, plus five smaller lodging buildings or “cottages” that include guest rooms: Moore, Clark, Washburn, Little White, and Annex. All are two-story buildings, except for Clark Cottage, which is one and one-half story. A total of 104 guest rooms is provided among six structures. The grounds include a historic fountain as a water feature at the entry way, a swimming pool, tennis courts, and lawns, ornamental shrubs, and mature pine trees.
The Wawona Hotel is currently closed. Recent work and building inspections performed by contractors identified structural defects, including crumbling masonry, deterioration of roof rafters and joists, handrails, support posts and flooring. The main building foundation lacks a continuous foundation enclosure wall, leaving the structure vulnerable to rodent intrusion.
The purpose of this project is to preserve existing historic facility during development of a Comprehensive Rehabilitation Plan (CRP). All structures and landscaping features will be maintained to protect the government’s assets as buildings remain unoccupied, and to preserve the integrity and status of a national historic landmark.
The Contractor shall maintain the historic Wawona Hotel buildings and premises to prevent damage, deterioration, or degradation during the development of a CRP. The property was hitherto managed under a parkwide concessions service contract. The closure will last for a duration of two to five years. During the period of closure, a fully capable preventative maintenance and support services contractor is required to ensure that the buildings and grounds remain secure, to exclude wildlife and trespassers from buildings, to monitor and manage heating, plumbing, fire suppression, and electrical systems. Upon completion of the CRP, protective custody of the buildings and premises will be re-assigned to a construction contractor who will complete building rehabilitation and restore the historic hotel for public use and enjoyment.
2. Tasks
The following services are required. The Contractor’s supervisor or site manager shall be authorized to act for the Contractor on all contract matters relating to daily administration of this contract.

Follow NPS procedures in reporting incidents and ensuring that reports are submitted to the CO or COR in a timely manner. Report all accidents and/or damage to Government property, personal injuries, and/or hazardous conditions to the COR by e-mail or voice mail within 24 hours after such occurrence. Electrical service is provided throughout the Wawona community by Pacific Gas & Electric Company (PG&E). In the event of an electrical system failure or service outage, the Contractor shall notify the COR immediately and ensure that the standby generator starts within 10 minutes of the failure. The Contractor will monitor service outage reports to determine when service will be restored. If a prolonged outage is anticipated, the contractor must immediately inform the NPS/COR and ensure that the generator has adequate fuel to continue operation for the duration of the outage, and to resupply fuel if necessary.
