Stone Mountain Park Operations RFP Pro Forma Summary

This pro forma financial document is associated with the Stone Mountain Memorial Association (SMMA) Park Operations RFP for Georgia and provides a template for bidders to submit financial projections for operating and managing Stone Mountain Park's amenities, activities, and events. The document outlines the financial framework that prospective operators must complete, detailing revenue projections, operating expenses, capital requirements, and net income expectations. The pro forma serves as a standardized tool to enable SMMA to evaluate and compare the financial viability and performance forecasts of competing proposals on a consistent basis.

The pro forma includes sections for projecting revenues from various park operations including admissions, concessions, special events, rentals, and other ancillary services, alongside detailed operating expense categories covering staffing, maintenance, utilities, insurance, and administrative costs. Bidders are expected to provide multi-year financial projections, typically spanning three to five years, demonstrating the feasibility and profitability of their proposed operational approach. The document establishes the financial evaluation criteria that SMMA will use to assess each proposer's understanding of park operations economics and their ability to generate sustainable returns while maintaining quality visitor experiences and park amenities.

Proposed Agreement Type (Select from Dropdown)

Offerors shall complete the following pro forma template. At a minimum, the pro forma must include a five (5)-year financial projection detailing revenues and expenses for the park, hotel, and golf facilities.

On the summary tab, the pro forma shall include the proposed lease payment or management fee payable to SMMA for use of the facilities, along with the calculations and methodology used to derive such amounts. Any proposed escalations, reductions, or other adjustments to these fees over the projection period must be clearly identified and explained.

All assumptions underlying the pro forma must be fully disclosed and documented in the space provided below.

Note: SMMA is in discussions with the park's current operator to obtain more detailed financials and, accordingly, at present has limited insight into the underlying financial data for the park and hotel/golf assets. SMMA is working to obtain additional information and supporting detail from the current operator, which will be shared as it becomes available.
