About this file

This is a Scope of Work document for a 2026 Split System installation project (FEDS Number 207636) at Chinle Comprehensive Health Care Facility in Chinle, Arizona. The contractor must install five mini-split air conditioning systems with DDC (Direct Digital Control) connections integrated into the facility's existing Metasys building management system. The systems will serve five rooms in the Outpatient Department: PEDS-105 (medication storage, 900 ft³), FP-117 (medication storage, 900 ft³), OP-119 (IT equipment housing, 648 ft³), FP-142 (medication supplies storage, 1,168 ft³), and WC-111 (medication storage, 900 ft³). All systems must operate on 277V main power with 410A refrigerant, with temperature control ranges of 59-77°F for most rooms and 59-70°F for FP-142.

The contractor shall provide all materials, labor, tools, hardware, control wiring, programming software, and transportation to complete installation within 30 days. Key requirements include installing wall-mounted evaporators with temperature sensors, refrigerant lines (supply and return), and condenser units in crawlspace areas directly below the rooms. The contractor must program all sensors and control points, follow current NEC electrical codes, manage dust control per ICRA/PCRA protocols, and ensure medications and equipment are protected during construction with daily debris removal. The facility will prepare ICRA protocols, relocate one temperature sensor, install high voltage wiring to split system locations, and core drill concrete flooring for piping and electrical runs. Points of contact are Willard Yazzie, USRO Supervisor (928) 764-7292, and Tommy Bia, Acting Facility Manager (928) 674-7289. This procurement is intended as a sole-source award to Johnson Controls Inc., the only authorized provider of Metasys integration services.

Scope of Work - 2026 Split System Install Project Number NA26CL004H8 FEDS Number: 207636 I. Description of the Work to be Performed:

Chinle Comprehensive Health Care Facility (CCHCF) is requesting Contractor to install Five (5) each split system and DDC connections to Metasys System. Rooms are PEDS-105, OP-119, FP-117, FP-142 and WC-111 are in the Outpatient Department (OPD) is business occupancy. Split systems rating will be 277V main source and 410A refrigerant.

· PEDS-105 is a room designed for patient care exam room but converted into a room that stores medication. Medication on shelves for patients. This room will need a split system, evaporator in the wall with thermostat and controlled through Metasys System. Medication room temperature range shall be 59 degrees to 77-degree Fahrenheit (15 C – 25 C). Dimensions are 10’W x 10’L x 9’H = 900 ft3.

· FP-117 is a room designed for patient care exam room but converted into a room that stores medication.

· OP-119 is a room designed for staff locker room but converted into a room that houses IT equipment. Medication on shelves for patients. This room will need a split system, evaporator in the wall with thermostat and controlled through Metasys System. Medication room temperature range shall be 59 degrees to 77-degree Fahrenheit (15 C – 25 C). Dimensions are 9’W x 8’L x 9’H = 648 ft3.

· FP-142 is a room designed for staff locker room but converted into a room that stores medication supplies. Medication on shelves for patients. This room will need a split system, evaporator in the wall with thermostat and controlled through Metasys System. Medication room temperature range shall be 59 degrees to 70-degree Fahrenheit (15 C – 21.1 C). Dimensions are 8’W x 8’10”L x 9’H = 635.97 ft3 and 4’10”W x 12’3”L x 9’H = 532.84 ft3. This totals in Cubit feet of 1,168 ft3.

· WC-111 is a room designed for patient care exam room but converted into a room that stores medication.
