About this file

This document is Addendum No. 2 for the MDC Ridgeway Cottage Renovations project located in Butner, North Carolina, issued by the State Construction Office (SCO) with project ID #22-25078-01. The addendum revises the original bid documents, extending the bid due date to Thursday, April 17, 2025, at 2:00 pm. Key modifications include relocating the BFP (backflow preventer) outside the building, clarifying third-party commissioning responsibilities for electrical systems, and allowing alternative manufacturers for metal roof panels. The addendum also addresses multiple bidder questions regarding pipe scheduling, pump manufacturers, permitting, asbestos removal monitoring, plaster ceiling framing, electrical service lines, and debris disposal.

The addendum introduces two specific allowances: Allowance No. G-01 for a $20,000 door access control system and Allowance No. G-02 for a $130,000 South Granville Water and Sewer Authority Development and Connection Fee. These allowances cover material, receiving, handling, installation costs, and contractor overhead and profit. The project will be reviewed and inspected by the State Construction Office, with the General Contractor responsible for coordinating inspections. The Owner will handle air monitoring during asbestos removal, and the contractor must match existing brick when closing existing doorways and windows. No additional permitting or inspection costs are associated with this state-managed project.

MDC Ridgeway Cottage Renovations – Addendum No. 2 April 1, 2025

Response: The Owner will pay for the air monitoring and testing services during asbestos removal.

8. Bid question: In the Meeting Summary – Item 7a – States to remove the plaster ceilings but leave the framing supports in place. This is likely not going to happen when the plaster ceiling is removed the framing likely will be removed. A lot of plaster ceiling is covering the grid system.

Can we remove the plaster ceiling framing? To demo the attic equipment, the framing will have to be removed to drop equipment. Why does the reference note require the framing to be left in place. There is nothing that we see to need the framing in place.

Response: Bidders have the option to remove and replace some or all the plaster ceiling framing system consisting of ceiling channels and hanger wires. New channels and hanger wires shall be equivalent in size, metal gauge, and load capacity of the existing framing system. Ceiling furring channels shall be @ 16” O.C. to support 5/8” gypsum board ceiling with R-49 blown-in insulation located in the attic space.

10. Bid question: What is the detail for closing in existing doorways and windows? If by brick and block, do you have a brick selected?

Response: Refer to Section 2/A311 for infill of existing window opening. Infill of door opening will be similar detail. A specific brick has not been selected. GC shall provide brick to match existing as closely as possible.
