FINDINGS
On 10-21-2020 personnel from Roofing Resources Inc. conducted a visual non-destructive roof inspection of Building 374 located on the Fort Detrick base in Frederick, Maryland. The weather conditions were sunny with mid 70 degree temperatures. The pitch of this roof is 5” in 12” and was easily walked by our inspection team of two, Bill Johnson and Jason Speck. The construction is a wood deck, underlayment, and a 3 tab self-sealing asphalt shingle. The typical life-span of this system is approximately 25 years.
OBSERVATIONS
The asphalt shingle roof on Building 374 is in poor condition with the followings issues identified during our investigation:
• Numerous repairs throughout the entire roof
• Excessive amount of nail pops and exposed fasteners which may allow for moisture intrusion
• Broken and cracked asphalt shingles
• Missing asphalt shingles likely from high wind events
• Debris in gutter and down leaders
• Dented down leaders where no vehicle protection is provided
• Rear section gutters appear undersized as well as the down leaders
• Deteriorated sealant at duct support hard points and roof penetrations
• A few open holes were noted where the underlying decking was exposed
• Moisture on brick wall as a result of holes in the asphalt shingles near the eave
• Interior driven screws puncturing the asphalt shingles presenting a major fall and safety hazard to personnel walking on the roof surface.
• Poor nailing techniques were identified in many areas
• The self sealing function of the aged asphalt shingles is poor and shingle blow-off is a cause for concern in high wind events
• Many of the hip caps were cracked or broken
• We noted a vent stack pipe was full of water
• A 10’ section of metal fascia is missing
• The wear surface on most of this roof is in poor condition from foot traffic
• Guy wire attachment fasteners are not properly sealed
• The parapet wall detailing is in question on the back side of this roof. We noted several loose shingles at the eave.
• The rain shield on the stack is badly rusted
Please review the photo documentation provided in this report as visual backup to our observations on the 10-21-2020 inspection.

CONCLUSIONS
♦ Roofing Resources, Inc. (RRI) completed a visual evaluation of the existing roof conditions at Building #374 located at Fort Detrick, Frederick, Maryland, The condition of the roof is poor and we consider it RED + as per the DCR Direct condition Rating chart. The average life-cycle for a 3 tab asphalt shingle roof is approximately 25–years. The roof on Building 374 is at the end of it’s expected life-cycle and will need replacement within the next 2 years.
We recommend the following: (Revised 12-07-2020)
