About this file

This is a Price Schedule attachment for a design-build solicitation requiring comprehensive renovation of pharmacy spaces to achieve USP 800 compliance. The project involves approximately 1,680 total square feet of existing pharmacy space divided into two phases: renovation of the Inpatient Pharmacy area (approximately 800 square feet, including ante room DB1102B and admixture room DB1102C) and subsequent renovation of the D416 Satellite Pharmacy space (approximately 740 square feet, including D416A Sterile Prep and D416B Chemo). The work scope includes reconfiguration of preparation areas and ante spaces, establishment of a hazardous drug storage space (approximately 140 square feet) in the Inpatient Pharmacy, and HVAC reconfiguration to achieve proper air exchanges and pressure relationships between rooms.

Contractors must provide detailed pricing across multiple construction divisions including general requirements, site work, finishes, accessories, HVAC, electrical, communications, and electronic safety systems. The price schedule template breaks down costs into labor, materials, and equipment categories for each specification code, with material taxes calculated at 6 percent. The contractor must complete all required work within 300 calendar days from Notice to Proceed, with the option to propose an earlier completion date for government acceptance. Additional work scope includes replacement of finish materials for floors, ceilings, and walls; pass-through windows and doors; electrical modifications for lighting, power, and communications; plumbing changes; and replacement of casework and countertops. Existing laminar flow hoods remain in place while existing fume hoods will be replaced. Contractors must provide lump-sum-free pricing breakdowns with all divisions listed and further subdivided to the greatest degree possible; the government reserves the right to request additional price breakdowns regardless of the initial submission format.

Offer ItemINSTRUCTIONS
1. It is the intent of this pricing schedule to provide all the divisions of work associated with this project per the original design. Alteration or changes made to this schedule must clearly highlight and identify the proposed additional work as perceived by the Offeror.
Scope of Work: Provide all labor, materials, tools and equipment, and design-build services necessary for design and construction of a project described here-in and other specific tasks as further defined by this request for proposal (RFP).

This design build project “Renovate Building 1A D416 Satellite Pharmacy for USP 800” will renovate approximately 1,680 total square feet of existing Pharmacy space used for both sterile and hazardous drug compounding that must be brought into USP 800 compliance. This project will need to be performed in 2 phases, with the Inpatient Pharmacy area being renovated first and the D416 Satellite Pharmacy being renovated afterward. The existing D416 Satellite Pharmacy space (approximately 740 square feet), which includes D416A Sterile Prep and D416B Chemo, has to be reconfigured to provide the proper arrangement of preparation areas and ante space. The inpatient pharmacy compounding area (approximately 800 square feet), which includes the ante room DB1102B and admixture room DB1102C has to be reconfigured as well. A hazardous drug storage space needs to be configured in the Inpatient Pharmacy (approximately 140 square feet). HVAC also has to be reconfigured to provide the proper air exchanges and air pressure relationships between rooms. Work will also include the replacement of finishes for floors, ceilings, and walls; pass-thru windows, doors, frames; changes to electrical for lighting, power, and communication to accommodate the reconfiguration; changes to plumbing to accommodate the reconfiguration; and replacement of casework cabinets and countertops. The existing laminar flow hoods will remain. The existing fume hoods will be replaced as part of the design build contract.

Performance Period: The contractor shall complete the work required under this SOW within 300 calendar days from receipt of Notice To Proceed. If the contractor proposes an earlier completion date, and the Government accepts the contractor’s proposal, the contractor’s proposed completion date shall prevail.

2. Lump sum price breakdowns will not be accepted. Lump sum price breakdowns are defined as a single price provided by the contractor for one division when each division has been broken down in price to a greater degree;

3. Divisions must still be listed even if not applicable to the construction requirement;

4. The information above does not propose to include all possible division or subdivisions needed for the requirement referenced above. Contractors shall provide all prices for each categorical column above and break down each specific division to the greatest degree possible, similar to what is referenced above. Utilizing this template in the contractor's proposal does not in any way require the Government to accept the price breakdown that is provided by the contractor or prevent the Government from requesting a further price breakdown.
