RP025-25

September 17, 2025 Addendum No. 1

RP025-25,

**The proposal deadline has been postponed to 2:50 P.M. on October 8, 2025.**

Revisions:

R1. Please submit all proposals to the following address.

Mr. Michael Milstein, Purchasing Associate II 75 Langley Drive, 4th Floor, Nash Building Lawrenceville, GA 30046 R2. Please refer to the Appraisal Report as Exhibit E.

Questions & Answers:

Q1. What are the setbacks required on the 4 sides of the land?

A1. In the past the airport has been allowed 0 lot lines. However The tenant would have to consult with City and or County

Planning and Development department(s).

Q2. Does parking need to be maintained on the east and west sides of any proposed building for the site?

A2. No, parking does not need to be maintained on any specific side of a proposed building. However, the proposed layout must meet current standards and provide adequate parking for the proposed use of the building.

Q3. How will gate access to the ramp area be handled?

A3. Gate access is controlled by the tenant. It is the tenant’s responsibility to restrict access to the airside portion of the airport. That can be done by the tenant installing a gate, providing controlled access through a building, or some other means approved by the airport.

Q4. How far can any proposed building for the site extend into the ramp area?

A4. The distance a building can extend into the ramp is a function of its proposed height. Any proposed building would need to be evaluated by the airport and the FAA to ensure it did not infringe on any imaginary surfaces, restrict the visibility of the Air Traffic Control Tower, or provide some other hazard to aircraft movements.

Q5. What will be the address of the new facility? The RPF lists it as 510 Briscoe and that is the address of the building next door.

A5. The address to the new building will be assigned by the United States Postal Service.

Q6. What will each company be required to provide in order to appropriately judge their value of aircraft?

A6. The county ask’s for an estimated value of based aircraft.

Q7. We understand that the rental rate will increase at 10 year intervals based on a Market Rent Analysis and there is a process laid out in section 4 of the sample lease agreement where tenant can hire their own MAI appraisar to perform its own MRA Analysis. However, will lease allow for tenant to terminate early if tenant does not agree with base rental amount ultimately determined?

A7. If the current lease does not have these provisions the county is willing to negotiate with the selected proposer.
