About this file
This document is a Questions and Answers (Q&A) response for Request for Qualifications (RFQ-REDM2425-08) issued by the Florida Department of Management Services for Construction Management Services in the Northeast Florida region. The RFQ seeks qualified construction management firms to provide continuing contract services for facility improvement projects, including remodeling, tenant improvements, mechanical and electrical system upgrades, re-glazing, and exterior building envelope waterproofing. Firms must be currently licensed in Florida and provide a letter of intent from a surety company willing to issue 100% Payment and Performance Bonds up to $7,500,000 per project. Project values are anticipated to range from under $100,000 to $7,500,000.
The Q&A document clarifies several key procurement details, including that subsidiaries may reference parent company experience, relevant projects must be constructed in the United States, and company experience can be demonstrated through personnel qualifications and certifications. The document also confirms that the $7,500,000 bond requirement is a bonding requirement, not a financing requirement. Firms are expected to provide detailed information in specific sections of their proposal, with an emphasis on demonstrating capability to manage complex construction and renovation projects in occupied facilities.
