Pre-construction will end when the GMP is established. The GMP will be established when all the trade contracts have been bid. The project may be bid in phases as described elsewhere in this document. The total pre-construction fee, including reimbursable expenses, shall be provided as a lump sum amount to be billed on a percent completed basis.

2. Construction Management Fee: The construction management fee shall be expressed as a percentage of the construction costs. This fee will cover your profit and all expenses, including home office support staff, not clearly identified as reimbursable costs.

3. Reimbursable Costs: All reimbursable costs that are not part of the construction cost or construction management fee (i.e. general conditions and field staff costs) for the construction period. Provide hourly rates for staff and monthly costs for materials and equipment (trailers, supplies, etc.). Once a construction phasing plan is established, a staffing plan and requirements will be determined.
