About this file
This is Addendum No. 1 for a roof replacement project (2023-621 CM20A) issued by Castino Architecture on January 24, 2025. The addendum provides several technical clarifications including specifications for parapet flashings with a 1/2" cover board under the single-ply roofing membrane, gutter requirements allowing for either 10-12 foot lengths with caulked seams or a continuous 6" roll-formed pre-coated galvanized steel gutter option, and jamb trim replacements at the rolling door. A significant portion addresses the wall penetration for an HVAC louver, noting that the existing exterior walls are an ICF (Insulated Concrete Forms) system with 6" thick formed concrete requiring core drilling. The document also approves Versico Versiweld TPO 60 mil as a substitution for the thermoplastic membrane roofing specification.
The addendum includes important details about the building's construction, specifically the Quad-Lock ICF wall system, which has R-values ranging from R-22 to R-59 and consists of panels, ties, metal track, and metal brackets. Contractors are instructed to exercise caution when removing and reinstalling the existing metal siding and trim on the East wall during louver installation. A pre-bid walk-through was conducted on January 15, 2025, with the attendee list attached to the addendum.

ADDENDUM No. 1 4
The following changes and/or clarifications shall be incorporated into the contract documents: 5
1. SEE LIST-PRE-BID WALK THROUGH ATTENDEES, January 15, 2025. 7
2. PARAPET FLASHINGS: 9
A. Detail 8E on Sheet A2.2: Cover board under the single-ply roofing membrane shall be ½” 10 thickness. 11
3. GUTTER: Detail 2 on Sheet A4.1: The intent is for this gutter to be provided in 10-12 foot 13 lengths, with all seams caulked for a waterproof connection. However, it will be permissible at 14 the contractors option, to provide a continuous 6” roll-formed pre-coated galvanized steel gutter, 15 instead; with 4” X 5” roll-formed downspouts. 16
4. JAMB TRIMS AT ROLLING DOOR: Detail 8 on Sheet A4.1: Contractor shall remove and re-18 place the vinyl weatherstripping trim both jambs of the door. 19
5. WALL PENETRATION FOR LOUVER: Architect emphasizes to bidders that the existing exte-21 rior walls of this structure are a ICF system, according to the original construction documents 22 with approximately 6” thick formed concrete, thus requiring core drilling to install the HVAC lou-23 ver described in the mechanical bid documents. Architect offers this additional description of the 24 product, from the www.Quadlock.com website: 25
Insulated Concrete Forms (ICF) for Walls 27
Quad-Lock® is a panel type ICF wall system consisting of panels, ties, metal track and metal brackets. 28
Quad-Lock Panels are made with high density, fire retardant expanded polystyrene (EPS) which uses no 29 formaldehyde, HFCs or CFCs. Seven panel types and eight types of plastic ties allow virtually limitless 30 design options using standard components. R-values range from R-22 to R-59 - the highest in the indus-31 try. 32
Plastic ties ingeniously connect the panels and support the reinforcing steel, while also providing a means 34 to anchor drywall, siding and temporary bracing. Metal track is used to start and finish the walls and metal 35 brackets create the strongest corners in the industry eliminating zip-tying or additional outside bracing at 36 corners and angles. 37
Applications include load bearing walls, shear walls, fire resistant walls, basement walls, retaining walls, 39 and foundation walls incorporated in residential, commercial, and institutional construction. 40
Architect further emphasizes that the contractor shall exercise caution to carefully remove the 42 existing metal siding & trim which covers the exterior of the East wall, to avoid damage to same, 43 so as to allow for re-installation after the louver installation is completed. 44
