IV. EXTENT OF WORK

A. SITE IMPROVEMENTS AND UTILITIES

1. Design Objectives

Ground water and surface water runoff has infiltrated the Recreation Building, Building E, causing damage to the gymnasium wood flooring system. The objective of this project is to alleviate the water infiltration, install a moisture mitigation epoxy system, and replace the Gymnasium flooring system.

The quantities and materials provided as part of this scope of work are for establishing a minimum level of quality and for bidding purposes only. The Design-Build (DB) Contractor is solely responsible for all aspects of the design required to ensure a complete and total project based on the scope of work outlined below, and shall verify all conditions, quantities and material provided as part of their design. If there are conflicts between the design requirements and the scope of work the DB Contractor shall notify the DOL Contracting Officer (CO) in writing prior to progressing with their design.

2. Site Improvements

The Contractor shall use existing subsurface soil exploration reports, as-built contract documents and North Starr Concrete Consulting, PC report dated April 17, 2019 to determine the drainage requirements for the proposed building. These documents are available for download and information at http://www.solicitationattachments.com/NewHampshireGym.

The Contractor shall include all testing and inspection services from an independent testing agency during excavation and backfill over the new foundation drains, new paved area construction, and all pavement replacements.

3. Site Survey

The topographic surveys from the Record Documents shall be verified in every detail of the disturbed construction areas showing all existing construction, utilities, culverts, pipe sizes, inverts, trees, building finish floor elevations, and other site features, as required.

4. Site Utilities

Excavation and other methods to locate buried underground utilities are part of this scope. Utility location should be accomplished by employing electromagnetic induction technology in conjunction with ground penetrating radar.

Manholes, manhole inlets, and other such structures shall be accessed and connecting pipes field surveyed. Property lines must be plotted from available records. A property line survey is not required for this project.

The utilities design shall verify that the existing stormwater drainage system is capable of supporting any additional surface water and site drainage created by the construction. All perimeter drainage ditches shall intercept all outside surface runoff penetrating into the campus and should be diverted around the site through the existing surface stormwater drainage system.

B. GENERAL BUILDING DESIGN REQUIREMENTS

1. Demolition

a) Remove the remainder of existing gymnasium maple wood sports flooring, associated under floor structure, and moisture barrier down to concrete slab (approximately 7,000 square feet). The existing bleachers are to be removed and stored on-site for reinstallation after installation of the new wood sports floor is complete. Salvage and reuse the volleyball post holders.

b) Saw cut approximately 350 linear feet and remove asphalt pavement, and grassed area along the path of the proposed drain line (See B.4 below), to approximately five (5) feet out from the face of the buildings north and east sides (approximately 1,720 square feet). Excavate to accommodate a new French drain and sub-surface drainage system as recommended in the North Starr Concrete Consulting, PC report dated May 9, 2019. All demolition debris shall be removed and properly disposed of off-site.

c) Remove moldy and damaged gypsum wallboard four (4) feet above the finished sports floor on the east and south walls and properly dispose of the gypsum wallboard.

b) Furnish and install a flexible elastomeric waterproofing material, per manufacturer’s recommendations, on the face of the east and north foundation/exterior stud walls, to a depth of approximately three (3) feet below grade and three (3) feet up the exterior stud wall sheathing to minimize water infiltration between the top of the foundation wall and the metal stud wall. Remove and salvage the cedar siding for reinstallation. Provide a metal flashing material over the joint between the foundation wall and the metal stud wall prior to applying the elastomeric waterproofing material. Remove a portion of the exterior insulation, approximately 170 feet x three (3) feet high (510 square feet) to install the elastomeric waterproofing system. Provide new insulation system following the installation of the elastomeric waterproofing system. Reinstall the salvaged cedar siding.

c) Furnish and Install a moisture mitigation epoxy system per North Starr Concrete Consulting, PC report dated May 9, 2019. The recommended system is ARDEX MC RAPID one-coat Moisture Control System for concrete or Koester Moisture Control System or approved equal on concrete subfloor for moisture level of 100% RH. d. Fasteners

v. Flooring Fasteners - Minimum 1-3/4” barbed cleats or coated staples.

vi. Subfloor Fasteners - 3/4” staples or equivalent.

vii. Concrete Fasteners – 1-1/2” RAWL Spikes or equivalent as dictated by site conditions-achieving a minimum 900 lbs. pullout strength.
