About this file
This is Addendum #1 to RFP 27-003 issued by the City of Commerce, Georgia, regarding the renovation of the AVM Park Concession Stand. The addendum addresses a contractor inquiry regarding HVAC systems for the concession building. The City intends to provide year-round climate control to improve occupant comfort and protect the facility from seasonal temperature fluctuations. The selected contractor must evaluate the concession area and recommend an appropriate heating and cooling solution, such as a ductless mini-split system or comparable HVAC system, based on the building's size, layout, and operational needs. The proposed design shall include equipment locations, refrigerant and condensate line routing, mounting methods, control systems, power requirements, building penetrations, weather-resistant detailing, system startup, testing, and final commissioning. The HVAC design must coordinate with the concession service windows to ensure the building can be securely closed and protected from weather when operations are not occurring.
An existing exterior wall opening previously used for a window-mounted air conditioning unit is expected to remain, though any proposed modifications or closure of this opening requires prior City approval. Contractors should minimize impacts to existing exterior finishes and construction where practical. This addendum must be signed and returned with the proposal; failure to do so may render the proposal non-responsive. The addendum was issued by Christy Case, Finance Director for the City of Commerce.

ADDENDUM #1
RFP 27-003
AVM Concession Stand
This addendum is being issued to address a follow-up question submitted regarding RFP 27-003:
1. Will this have any HVAC on it if so, will you send over the plans so we can review them?
The City intends to provide year-round climate control within the concession building to improve occupant comfort during periods of extreme heat and cold and to help protect the facility from seasonal temperature fluctuations.
The selected contractor shall evaluate the concession area and recommend a suitable heating and cooling solution based on the size, layout, and intended use of the space. Recommendations may include a ductless mini-split system or another comparable HVAC system capable of meeting the facility's operational needs.
As part of the proposed design, the contractor shall identify equipment locations, routing of refrigerant and condensate lines, mounting methods, control systems, power requirements, and any necessary building penetrations. All work shall include weather-resistant detailing, system startup, testing, and final commissioning.
The HVAC design shall be coordinated with the concession service windows to ensure the building can be securely closed and reasonably protected from outside weather conditions during periods when concession operations are not occurring.
An existing exterior wall opening, previously utilized for a window-mounted air conditioning unit, is currently expected to remain. Any proposed modifications or closure of this opening must receive prior approval from the City. Contractors should minimize impacts to existing exterior finishes and construction wherever practical.
This addendum should be signed and returned with your proposal. Failure to do so may result in the proposal being non-responsive.
