12. Detex Rounds

DETEX patrols are an important part of your job. A tour of the buildings and grounds should be conducted twice per shift.

During the outside perimeter check, look for cracked doors or windows, broken fire sprinklers and water heads. Note any debris on the property and blown over tree branches and leaves. Look for exterior lights that have burned out, signage that isn't lit correctly or that is missing letters and anything else that might detract from the first-class image the Lincoln Property Company projects.

Note any discrepancies on your DAR. Be observant for any trip/fall hazards and properly mark the area concerned with cones and/or caution tape. Note on your DAR. Serious deficiencies should be communicated to the Engineering Department as soon as possible.

Check and secure all exterior doors of the building. It is best to physically walk the entire perimeter of the ground floor to ensure that all exterior doors are locked. Check for the overall safety and well-being of the building and of Lincoln Property Company itself. While doing the inside DETEX patrols, be certain to visit each floor. Check all exit lights and night mode lights and report deficiencies. Check for hazards such as carpet tears and magnetic fire doors that don’t work.

Check hallways and common areas for open doors. Check all stairwell doors at least twice each shift.

Lock any doors left unlocked by the night janitorial crew, except the vacant suites as listed on the Vacant Suites Checklist. Note on your DAR those doors which you secured, including Telephone and Electrical rooms. Keep all service lobby doors closed. Check the operation of the access control system, report all of the doors that you had to secure, including the telephone and electrical rooms.

Check all stairwells, checking for leaking fire system pipes and any signs that the equipment has been tampered with or damaged. Check all electrical, phone and janitorial closets, and bathrooms for leaks or damage.

Lincoln Property Company takes great steps in making sure that there is no waste of electricity, water, air conditioning and other essential elements. We play a big part in this effort because we are the only representatives of Lincoln Property Company at night and the only people who can effectively maintain their policies.

While on a tour of the building, you are not authorized to enter a locked suite to make a security inspection. Enter open suites to check for employees, announce "SECURITY". If none present, turn out lights and lock suite. Log on your DAR each action taken and the time each action was taken. Leave all vacant suites locked or unlocked per the instructions on the "Vacant Suites" Checklist. Note any discrepancies on your DAR.

Check all Fire Control Rooms in each building to insure "Normal" mode and no trouble or alarm indicators illuminated. Check hallways and common areas for hazards and unwanted visitors.

The first patrol on each shift should concentrate on the exterior doors, elevators and access control systems. The second patrol should include hallways and common interior areas.

The first round of each shift should concentrate on securing all exterior doors, checking elevators and checking card reading equipment. After the initial round, the officer can be sure that the building exterior doors are secure and that the elevators and card readers are operating properly. This will free him to make more detailed checks of the hallways, common areas, and emergency equipment. The initial round for the swing and graveyard shifts should take no longer than one hour from start to stop.

The more detailed rounds should take no longer than one hour and forty-five minutes.

The ability to be all seeing will come with time. It is important to master the basics first. In time, you will begin to notice little things that really make a big difference to Lincoln Property Company management office.

13. Courtyard Furniture Monday through Friday Security will lock and chain all furniture at 1800 hours. Security will remove all cushions by using the building black push cart and store them back outside of the engineer office.

14. Lighting Reports Security Officers must note any lighting deficiencies on a daily basis by creating a maintenance report.

Complete details should be shown that would document the area/fixture that has failed.

15. Reporting for Duty/Shift Change All security officers must report for duty before start of shift. Security officers are not allowed to dress on post. Ask on duty officer (unless cold start) about any procedure changes and any unusual conditions that may exist. Sign off-going security officer’s DAR regarding possession and condition of all equipment. Off-going security officer must do the same on your DAR. If equipment is unaccounted for or damaged Supervisor. Off-going security officer must leave property immediately after they are relieved

You may not leave your post until you are properly relieved, except when the schedule calls for such action. When a relief is scheduled and your shift has ended, you must remain on duty until relief is obtained. Notify Supervisor if your relief hasn’t arrived by ten minutes after the scheduled end of our shift. Inform your relief of any changes in the Post Orders, or any specifics orders, and make your relief aware of any unusual conditions that exist.

16. Uniforms The security officer’s presence is one of the most important aspects of the job. Presence includes the way the security officer carry themselves, observation, alertness, and appearance. Security officers should TAKE PRIDE in the way they look. Be well-groomed, clean and shaven. Keep uniforms clean and pressed, shoes and leather shined.
