About this file

This document is a Questions and Answers document for a Request for Qualifications (RFQ REDM2526-02) issued by the Florida Department of Management Services, Real Estate Development and Management Bureau, for Continuing Contracts for Construction Management Services in South Florida. The RFQ seeks qualified construction management firms to provide ongoing services for construction projects, with most individual project values estimated between $150,000 and $7,750,000. Selected firms will have the discretion to accept or decline individual task orders, and the contract will cover construction management services across South Florida.

The fee structure for selected firms will be determined by a multiplier proposed by each firm before contract execution, with provisions allowing construction managers to potentially self-perform portions of work under specific conditions. Subcontractors must be selected through a fair and competitive bidding process, and firms must obtain a pre-qualification letter from the DMS Building Construction Forms and Documents webpage as part of their response requirements. The document outlines key operational details, such as the ability of selected firms to subcontract to affiliated entities and the guidelines for project cost management and fee calculations.
