About this file

This document is a Questions and Answers (Q&A) document for a Request for Qualifications (RFQ) issued by the Florida Department of Management Services, Real Estate Development and Management Division, for Continuing Contracts for Construction Management Services in South Florida. The RFQ (Reference Number REDM2526-02) seeks qualified Construction Management firms to provide services for projects with estimated construction values ranging from $150,000 to $7,750,000. Selected firms will have the discretion to accept or decline individual task orders, and the contract will allow Construction Managers to potentially self-perform portions of the work under specific conditions.

The document outlines key contractual details regarding subcontractor selection, fee structures, and pre-qualification requirements. Subcontractors must be determined through a fair and competitive bidding process, and fees will be determined by a multiplier provided by the selected firm before contract execution. Interested firms are directed to obtain pre-qualification letters from the DMS Building Construction Forms and Documents webpage. The Q&A format provides clarity on important aspects of the contract, such as the allowable work scope, task order characteristics, and administrative requirements for potential Construction Management service providers in the South Florida region.
