APPENDIX E

EXTERIOR BUILDING MAINTENANCE AND REPAIR PROCEDURES

A. Application of Protective Coating on Exterior Concrete/Aggregate wall surface

1. Tools and Material: Paint rollers, Paint brush, mixing container, small 2 gallon garden sprayer, broom, water sprayer, detergent and Clorox bleach, 5 gallon bucket, Sherwin Williams H&C Shield Plus Ultra deep base clear (15 gallon required to coat three shelters)

2. Procedure:

a. Clean Exterior walls: Sweep and hose down concrete aggregate wall surfaces to remove all dust, dirt and residue. Use detergent as necessary to remove any algae or grime from wall surface. A bleach-water mixture (1 quart per gallon) should be used to clean when algae or mold is present. Allow 1 to 2 hours for surface to completely dry before applying the H&C Shield Plus Ultra protective coating to wall surfaces.

b. Application of H&C Shield Plus protective coating: Use paint roller to apply two coats of H&C Shield Plus Ultra protective coating to wall surfaces. Use paint brush or roller to apply 1 coat of material to exterior of wall surface. Allow coat to dry at least two hours then apply second coat perpendicular to first coat. A more even distribution of coating material can be obtain by using a small garden sprayer to apply material to wall surface follow by rolling material in with paint roller.

*** CAUTION ***

There are a series of breather holes located symmetrically around the exterior of the shelter walls. Exercise care when applying the concrete stain, so breather holes are not obstructed.

B. Loosen or Failed Caulk

1. Tools and Material: Razor (Box knife), needle-nose pliers, brush, caulking gun and Sherwin Williams Pro-Select Stampede-1 caulk (Tan SW 1404)

2. Procedure: If spot replacement, cut caulk seam 6 inches back from both ends of area being replaced. Using the razor knife remove all caulk from the joint. Check for moisture behind backer rod. If area wet remove backer rod, clean and dry area and replace with new backer rod. Apply new caulk to joint. Use soap on the fingers while applying caulk to smooth it out and to achieve a concave pattern. If removing all caulk then remove all caulk and replace new caulk with the same procedure already addressed.

C. Paint all exterior metal surfaces

1. Tools and Materials: Paint sprayer, mixing container, paint brushes, paint masking tape, paint rollers, hand sander, protective mask, rubber gloves, 6 ft step ladder, water sprayer; Sherwin Williams Sher-Cryl High Performance Acrylic Paint (B66-300, SW6116) approximately 6 gallon for all three shelters; Sherwin Williams Pro-Cryl Universal water based Primer (B66-310) approximately 1 quart needed for site; Sherwin Williams Sher Clear Acrylic Clear Coat Semi-gloss approximately 2 gallons needed per site.

a. Paint preparation:

1. Identify areas requiring paint and remove any obstructions (i.e. door signs).

2. Use paint masking tape to mask off door hardware and adjacent wall surfaces.

b. Metal surface sanding procedure:

1. Ensure blower motors are covered to protect them from ingesting sanding dust and paint particles.

2. Ensure all equipment in shelter is protected from sanding dust. If sanding interior side of doors, ensure doors are in full open position.

3. Use hand sander to rough sand all areas being prepared to repaint. All rust must be removed prior to painting.

c. Wash down all sanded surfaces to remove sanding residue then allow a minimum of one hour drying time before application of paint.

d. Paint Application:

1. Apply a coat of primer to surface where bare metal is exposed, then allow a minimum of two hours drying time prior to application of first coat of paint.

2. Apply first coat of paint to affected metal surfaces. Allow a minimum of two hours drying time and apply second coat of paint.

NOTE: Recommend a minimum of 48 hour following application of paint before applying clear coat to painted surfaces.

e. Application of Clear Coat:

1. Apply clear to painted metal surfaces.

2. Allow minimum of two hours prior to removing all paint masking tape.

D. Paint Exterior Trim of Shelters

1. Tools and Materials: Paint brushes, paint rollers, rubber gloves, 6 ft step ladder, water sprayer; Sherwin Williams Sher-Cryl High Performance Acrylic Paint (B66-300, SW6116)

a. Wash down all sanded surfaces to remove sanding residue then allow a minimum of one hour drying time before application of paint.

b. Brush Method:

1. Apply coat of paint by using nylon/polyester brush. Avoid over- brushing which causes air bubbles. Allow a minimum of 2 hours drying time prior to applying a second coating.

2. Apply a second coating of paint perpendicular to the first coat

c. Roller Method:

1. Apply paint using a ½ inch to 1 ½ inch nap synthetic roller. Avoid rapid rolling which causes air bubbles. Allow a minimum of two hours before applying second coating.

2. Apply a second coating of paint perpendicular to the first coat.

E. Replace Doors

Replace and install per manufacturer’s instructions.

F. Application of Elastomeric Protective Coating to Roof of Shelter

1. Tools and Material: Paint rollers, paint brush, 20 ft extension ladder, Scrub brush (broom), detergent and Clorox bleach, 5 gallon bucket, water sprayer, and HE287 Solarflux Elastomeric coating (15 gallons needed to coat three shelters).

2. Procedure:

a. Clean Roof: Sweep and hose down roof area to remove all dust, dirt and residue. Use detergent as necessary to remove any algae or grime from roof surface. A bleach-water mixture (1 quart per gallon) should be used to clean when algae or mold is present. Allow 1 to 2 hours for roof to completely dry before applying the elastomeric protective coating.

b. Application of elastomeric protective coating: Use paint roller to apply two coats of elastomeric protective coating to roof surface. Each coat should be applied at an application rate of 1 gallon per 100 SF of roof surface. Use paint brush to apply material around perimeter of roof surface taking care not to apply roof top coat to exterior concrete trim (i.e. roof eaves).
