About this file
This document is a Responses to Questions document from the Housing Authority of the City of Aurora (AHA) for RFP20240604 Construction Oversight/Owner's Representative, addressing clarifications for a new construction project called Sanctuary on Potomac. The RFP seeks an owner's representative to assist with construction management for a 43-unit permanent supportive housing development located at 1280 S. Potomac Street in Aurora, Colorado. The owner's representative will help select the general contractor, advise the design and construction team through design development to construction documents, and provide construction oversight throughout the project. Candidate interviews are anticipated for July 8 and 9th, with a planned construction start date of May 2025.
The project has a $15 million development budget and has been awarded federal 9% tax credits. The development will be constructed on 0.70 acres and consist of one four-story building with one-bedroom units. Current project documents are at 50% Design Development stage, with site plan approval from the City of Aurora already obtained. The RFP clarifies several discrepancies in the original document, specifically confirming the project involves new construction with no renovation of existing facilities, and there are no relocation services included. The anticipated project timeline considers both City of Aurora entitlements and Colorado Housing and Finance Authority (CHFA) tax credit timelines.
